Synopsis

Vibez Estates has signed a hospitality management agreement with Sarovar Hotels for Vibez Sarovar Premiere, a 40-acre hospitality development in Sakleshpur, Karnataka. Located amid the Western Ghats and surrounded by coffee plantations and hill landscapes, the project will comprise a five-star hotel and villa development and is scheduled to open in 2028. The partnership combines Vibez Estates’ experience in managed land and plantation assets with Sarovar Hotels’ operational and distribution capabilities. The development comes as Sakleshpur continues to attract increasing visitor interest due to its natural surroundings, plantation tourism offerings and improving connectivity to Bengaluru and Mangaluru. The project is expected to add organised hospitality capacity to the region’s growing tourism and leisure ecosystem.

Vibez Estates has entered into a hospitality management agreement with Sarovar Hotels for the development and operation of Vibez Sarovar Premiere in Sakleshpur, Karnataka. Announced in the past week, the partnership covers a 40-acre hospitality destination in the Western Ghats that will include a five-star hotel and villa development, with operations scheduled to commence in 2028.
The project is being developed amid Sakleshpur’s coffee-growing landscape and rolling hills, with the destination positioned around nature, wellness and leisure experiences. Under the agreement, Sarovar Hotels will manage the property, drawing on its hospitality operations, distribution systems and market reach to oversee the hotel and villa project.
The development is expected to contribute to the hospitality infrastructure of Sakleshpur, a location that has witnessed increasing tourism activity in recent years. The region has emerged as a popular leisure destination due to its scenic environment, plantation-based experiences and favourable climate. Connectivity improvements and easier access from cities such as Bengaluru and Mangaluru have further supported visitor growth and tourism-related investments.
The partnership brings together two organisations operating in different segments of the hospitality and land development sectors. Sarovar Hotels, one of India's largest hotel management companies, currently operates more than 150 hotels across 90 destinations spanning India, Nepal and Africa. The company also maintains 17 regional sales and reservation offices across India and manages brands including Sarovar Premiere, Sarovar Portico, Hometel, Royal Tulip, Golden Tulip and Golden Inn.
Sarovar Hotels is backed by Group Du Louvre, headquartered in Paris, which operates a portfolio of approximately 1,700 hotels across 60 countries. In addition to leisure and business hospitality, the company also operates a Corporate Hospitality Services division catering to business schools and corporate institutions.
Vibez Estates, established in 2009, specialises in managed coffee plantations and luxury land ownership projects. The company manages more than 1,000 acres of productive land assets and has over 300 investors within its managed-estate ecosystem. Over the past 15 years, it has focused on professionally managed plantation and land ownership models, with an emphasis on transparent ownership structures, clear land titles and operational management.
According to Ashwin Kumar, Founder of Vibez Estates, the company had envisioned creating a hospitality destination that combines luxury accommodation with nature-based experiences in Sakleshpur. He stated that Sarovar Hotels' operational capabilities and hospitality expertise would support the delivery of the project while highlighting the natural character of the region.
Rajesh Ranjan, Senior Vice President – Development at Sarovar Hotels, said the company viewed Sakleshpur as a high-potential leisure market aligned with growing demand for nature-led and experience-focused travel. He noted that the partnership would enable Sarovar Hotels to extend its hospitality standards to another emerging tourism destination in Karnataka.
