Synopsis

• Bengaluru-based real estate consultancy Propsoch has raised USD 2 million (approximately INR 19 crore) in a seed funding round led by Athera Venture Partners, Sparrow Capital, and Vakil Group, with proceeds earmarked for strengthening research and advisory capabilities, team expansion, and market growth.
• The raise follows an earlier USD 6,00,000 in pre-seed funding backed by the family office arms of the Godrej Group and the Vakil Group, alongside individual investments from Mohit Malhotra, former MD and CEO of Godrej Properties, and Bhaskar Bhat, former MD of Titan Company.

Bengaluru-based real estate consultancy Propsoch announced on Wednesday that it has raised USD 2 million, equivalent to approximately INR 19 crore, in a seed funding round. The round was led by Athera Venture Partners, with participation from Sparrow Capital and Vakil Group. 
The company stated that the capital will be deployed across three areas: strengthening its research and advisory capabilities, expanding its team across functions, and supporting market expansion. The emphasis on research and advisory as a specific deployment priority is notable, as it signals an intent to deepen the analytical and consultancy infrastructure of the business rather than direct the capital primarily towards customer acquisition or technology build-out a distinction that positions Propsoch within the growing segment of data-led real estate advisory firms rather than the transactional brokerage model that dominates much of the organised residential property market. 
The seed round builds on an earlier fundraise of USD 6,00,000, which included a pre-seed investment led by the family office arms of the Godrej Group and the Vakil Group. That round also drew participation from two prominent individual investors Mohit Malhotra, former Managing Director and Chief Executive Officer of Godrej Properties, and Bhaskar Bhat, former Managing Director of Titan Company. The presence of Malhotra, who led one of India's largest listed residential developers, and Bhat, who oversaw Titan through a significant period of consumer brand expansion, as individual backers in the pre-seed round lends the startup a degree of sector credibility that institutional investors at the seed stage would have weighed. With the Vakil Group participating in both the pre-seed and the seed round, the continued backing of the same anchor investor across successive raises also indicates sustained confidence in the founding team and business direction. 
With the seed round closed, Propsoch's total disclosed funding stands at approximately USD 2.6 million. Bengaluru, where the company is headquartered, remains one of India's most active residential and commercial real estate markets, with sustained demand from the technology sector workforce driving both transaction volumes and the appetite for independent, research-backed advisory services that operate outside the developer-aligned brokerage channel.
