A 5.09-acre land parcel in Raidurg, Hyderabad, has been sold through an e-auction at INR 204 crore per acre, further highlighting the strong demand for commercial real estate in one of the city's most prominent business districts. The auction, conducted by the Telangana Industrial Infrastructure Corporation (TGIIC), generated approximately INR 1,040 crore, with Vamsiram Builders emerging as the successful bidder. 
The transaction comes soon after another high-profile land auction in the same micro-market, where a 6.29-acre parcel was sold at a record INR 237 crore per acre. That deal, secured by Gowra Ventures, set a new benchmark for land values in Hyderabad. With the latest auction, the two recent transactions have collectively generated around INR 2,529 crore for the state government from a combined 11.38 acres of land. 
Raidurg has emerged as one of Hyderabad's most valuable commercial real estate destinations due to its strategic location near HITEC City, Financial District and Knowledge City. The area houses several multinational companies, technology firms and Grade A office developments, making it one of the most sought-after business hubs in the city. 
Real estate industry experts believe the strong bidding seen in both auctions reflects continued confidence in Hyderabad's office market and long-term economic growth prospects. Large land parcels with clear titles and development potential have become increasingly scarce in established commercial corridors, leading developers to compete aggressively for available opportunities. 
The latest sale also underlines the growing importance of land monetisation for the Telangana government. Over the past several months, Raidurg has consistently attracted strong investor interest, helping the government generate substantial revenue through strategic land auctions. Earlier auctions in the locality had already crossed INR 177 crore per acre before the recent record-setting transactions pushed valuations even higher. 
Industry stakeholders note that while emerging locations such as Kokapet and Neopolis continue to witness significant development activity and rising land prices, Raidurg remains a preferred destination due to its mature infrastructure, established corporate ecosystem and limited land availability. The locality's connectivity through the Outer Ring Road, metro network and proximity to Rajiv Gandhi International Airport has further strengthened its appeal among developers and institutional investors. 
The latest auction is expected to reinforce Hyderabad's position as one of India's fastest-growing commercial real estate markets. Strong office leasing activity, expanding technology investments and continued infrastructure development have supported land value appreciation across key business districts, with Raidurg remaining at the centre of this growth story.
