Synopsis

NorthWind Estates has secured a 5-acre land parcel in Sector 22D along the Yamuna Expressway after emerging successful in a Yamuna Expressway Industrial Development Authority (YEIDA) auction with a bid of INR 189 crore. The acquisition strengthens the developer’s presence in a region witnessing heightened real estate activity due to the upcoming Noida International Airport and associated infrastructure projects. Located within the airport influence zone, Sector 22D has emerged as a key destination for residential and urban development. The transaction comes as YEIDA records renewed interest in group housing projects, with established developers increasingly participating in land auctions to capitalise on the long-term growth prospects of the Yamuna Expressway corridor.

NorthWind Estates has acquired a 5-acre land parcel in Sector 22D of the Yamuna Expressway Industrial Development Authority (YEIDA) region through a land auction for INR 189 crore, further strengthening developer interest in the airport-led growth corridor surrounding the upcoming Noida International Airport.
The acquisition was completed through a YEIDA auction and marks the company’s entry into one of the most actively developing residential zones within the Yamuna Expressway region. Sector 22D has witnessed increasing attention from developers and investors owing to its proximity to major infrastructure projects and improving regional connectivity.
The land parcel is situated within the broader influence zone of Noida International Airport, which is expected to drive residential, commercial and economic activity across the surrounding sectors. The area has emerged as a focal point for urban expansion, supported by infrastructure investments and planned development initiatives across the Yamuna City region.
According to the company, the acquisition reflects its long-term strategy to participate in the next phase of growth unfolding along the Yamuna Expressway corridor. The developer stated that the location offers significant potential due to its connectivity advantages and its position within a rapidly developing urban ecosystem.
Manoj Kumar Garg, Chairman of NorthWind Estates, said the company views the Yamuna Expressway region as entering a new phase of urban and economic development driven by large-scale infrastructure projects. He noted that such developments create long-term economic ecosystems rather than short-term real estate opportunities, which underpins the company’s confidence in the region.
He further stated that Sector 22D stands out due to its strategic location, future commercial prospects and the momentum generated by the airport-led development corridor. According to Garg, the company’s participation in the YEIDA auction reflects a long-term commitment to creating planned developments aligned with the future growth trajectory of the region. He added that the corridor is expected to emerge as one of the National Capital Region’s most significant growth centres over the next decade.
The acquisition comes at a time when YEIDA is witnessing renewed activity in the group housing segment after a prolonged period of limited land allocations. Recent auctions have attracted participation from a growing number of established developers, indicating increasing confidence in the region’s development prospects and investment potential.
Industry stakeholders have been closely tracking the impact of the upcoming airport and related infrastructure projects on land values and residential demand across the Yamuna Expressway belt. The latest transaction further highlights the scale of capital being directed towards sectors surrounding the airport zone as developers seek to establish a presence in what is increasingly being viewed as a key future urban cluster within the NCR.
Headquartered in Greater Noida, NorthWind Estates focuses on residential developments and aims to deliver planned housing communities supported by modern infrastructure, sustainability features and customer-centric design principles. The company stated that the latest acquisition aligns with its broader objective of developing residential ecosystems in emerging growth markets.
