Prestige Estates Projects is preparing to launch two residential developments in Delhi-NCR during FY27, with an estimated revenue potential of INR 6,800 crore. The Bengaluru-based developer plans to introduce one project each in Noida and Gurugram, adding nearly 8 million sq ft of developable area to its portfolio in the region. The planned launches follow the strong performance of Prestige City Indirapuram, the company’s first housing project in NCR, which generated more than INR 9,500 crore in pre-sales within its first year. The developer recorded around INR 10,000 crore in sales bookings from the NCR market during FY26 and remains optimistic about demand in the region. Across India, Prestige has a launch pipeline valued at approximately INR 58,000 crore for the current fiscal year, subject to regulatory approvals.
Prestige Estates Projects plans to launch two new residential projects in Delhi-NCR during FY27, with a combined revenue potential of approximately INR 6,800 crore, as the Bengaluru-based developer expands its presence in one of the country’s largest housing markets.
The proposed developments, scheduled for launch during the current fiscal year, will be located in Noida and Gurugram. Together, the projects are expected to provide nearly 8 million sq ft of developable area, according to the company’s latest investor presentation.
Speaking to PTI, Prestige Estates Chairman Irfan Razack said the company remained highly optimistic about the Delhi-NCR residential market. He noted that Prestige achieved sales bookings of around INR 10,000 crore in the NCR region during FY26, reflecting strong buyer interest in the company’s projects.
The upcoming launches build on the performance of Prestige City Indirapuram, the developer’s first residential project in Delhi-NCR, which was launched in April last year. According to the company, the project recorded more than INR 9,500 crore in pre-sales within its first year, making it one of the most successful launches in the company’s portfolio and strengthening its position in the northern housing market.
Beyond Delhi-NCR, Prestige Estates has outlined an extensive launch pipeline across major cities during FY27. Razack said the company currently has projects with an estimated gross development value of around INR 58,000 crore lined up for launch. However, he indicated that the actual number of projects introduced during the year would depend on the pace of government approvals.
Highlighting the importance of timely clearances, Razack said faster approvals support economic activity by enabling projects to commence construction sooner, generating employment and facilitating investment across related sectors.
The company launched projects spanning 32 million sq ft during FY26, with an aggregate sales booking potential of INR 27,350 crore. Building on this momentum, Prestige has set a sales bookings target of INR 35,000 crore to INR 36,000 crore for FY27.
Prestige Estates reported record sales bookings of INR 30,024 crore in FY26, representing a 76 per cent increase over the previous financial year. Commenting on housing demand, Razack indicated that homebuyers continue to view residential property as a long-term asset rather than a short-term investment. While sales velocity may fluctuate across market cycles, he said demand conditions currently remain stable.
The company also plans to continue investing in construction activities and land acquisitions where suitable opportunities arise. Financially, Prestige Estates reported a more than two-fold increase in net profit to INR 1,195.5 crore in FY26, compared with INR 467.5 crore in FY25. Total income rose to INR 13,195.5 crore from INR 7,735.5 crore during the same period.
Prestige Estates has delivered 313 projects covering 206 million sq ft and currently maintains a development pipeline of 128 projects spanning 195 million sq ft across multiple markets in India.
