Synopsis

YKK India, the Indian subsidiary of Japan-based YKK Corporation, will invest USD 150 million to establish a new manufacturing facility at Origins by Mahindra, an integrated industrial township near Chennai. The proposed plant, spread across approximately 149,936 square metres, will become YKK India's third manufacturing unit in the country and is expected to be completed by February 2028. The development marks a significant industrial investment within the 600-acre industrial cluster being developed through a joint venture between Mahindra World City Developers Ltd and Sumitomo Corporation of Japan. The facility will support the production of fastening products serving the apparel, textile and industrial sectors across domestic and international markets.

Mahindra Lifespace Developers Ltd has announced that YKK India will establish a new manufacturing facility at its integrated industrial township, Origins by Mahindra, near Chennai, with a planned investment of USD 150 million.
The announcement was made on June 18 through a regulatory filing, in which the company stated that YKK India, a subsidiary of Japan-headquartered YKK Corporation, will set up its third manufacturing plant in India within the industrial cluster. The facility is expected to strengthen the company's production capabilities for fastening products serving the apparel, textile and industrial sectors.
According to the filing, the proposed manufacturing unit will be developed across approximately 149,936 square metres within the integrated industrial township. Construction and development activities are expected to progress over the next two years, with completion targeted for February 2028.
Mahindra Lifespace did not disclose whether the project involves an outright land transaction or the leasing of industrial space within the township. Financial details relating to the transaction between the developer and YKK India were also not disclosed.
YKK India manufactures and supplies fastening products across multiple industries and serves both domestic and international markets. The company is part of YKK Corporation, a global manufacturer of fastening solutions and architectural products with operations across several countries.
The new facility will be located within Origins by Mahindra, a 600-acre integrated industrial cluster being developed on the outskirts of Chennai. The project forms part of Mahindra Lifespace's industrial and logistics real estate platform and is being developed through a joint venture between Mahindra World City Developers Ltd and Japan-based Sumitomo Corporation.
The industrial township has been planned to accommodate manufacturing, industrial and supply-chain occupiers seeking large-format industrial infrastructure in southern India. The development is positioned to benefit from Chennai's established manufacturing ecosystem, skilled workforce availability and connectivity to ports, highways and industrial corridors.
The investment by YKK India adds to a series of manufacturing commitments secured within industrial and logistics parks across India as global and domestic companies continue to expand production capacities in response to growing demand and supply-chain diversification strategies.
For Mahindra Lifespace, the addition of YKK India further strengthens the occupier profile of Origins by Mahindra and highlights continued interest from Japanese corporations in India's industrial and manufacturing sectors. The project also reflects the broader trend of integrated industrial townships attracting investments from multinational manufacturers seeking scalable and infrastructure-ready locations.
Mahindra Lifespace Developers is among India's prominent real estate developers with interests spanning residential developments, integrated cities and industrial infrastructure. The company has been expanding its industrial and logistics portfolio through large-format developments designed to cater to manufacturing and warehousing demand across key growth corridors.
With completion targeted for early 2028, the new YKK India facility is expected to support the company's long-term manufacturing expansion plans while contributing to industrial activity and employment generation in the Chennai region.
