Germany's housing market showed further signs of improvement as apartment building permits increased by 9.2% in April compared with the same period last year. Germany's residential property sector continued to show signs of stabilisation after a prolonged downturn, with new data indicating a rise in apartment building permits during April.
Figures released by the country's statistics office showed that permits to build apartments increased by 9.2% compared with the same month a year ago. A total of 20,200 apartment units received approval during the month, representing an increase of 1,700 units from the previous year's level.
Building permits are closely watched by the construction and real estate industries as they provide an indication of future development activity. The latest increase follows a series of improvements recorded in recent months, suggesting that construction activity could gradually strengthen in the period ahead.
Germany's property market entered a deep slowdown in 2022 following the outbreak of the war in Ukraine. Higher financing costs, elevated construction expenses, economic uncertainty and weaker investor sentiment weighed heavily on residential development, leading to a sharp decline in new project launches and permit approvals across the country.
While the latest figures point to a recovery trend, industry stakeholders remain cautious about the pace of improvement. Felix Pakleppa, head of the Central Association of the German Construction Industry, said the housing market crisis was still far from being resolved and noted that the sector was recovering from historically low levels.
The increase in permit approvals is nevertheless viewed as a positive signal for Germany's housing market, which has been facing supply challenges in several cities amid continued demand for residential accommodation.
