Luxury housing preferences in Mumbai are evolving beyond traditional markers of status and exclusivity towards convenience, connectivity, wellness and long-term value creation. Increasingly, homebuyers are prioritising locations that offer proximity to workplaces, healthcare facilities, educational institutions, retail destinations and recreational amenities. The growing relevance of the 15-minute city concept is influencing residential decisions across the city, with micro-markets such as Kalanagar in Bandra East emerging as preferred destinations due to their strong infrastructure, connectivity and lifestyle ecosystem. Alongside wellness-focused living and access to sports facilities, investment potential supported by infrastructure growth and rising property values is also shaping buyer preferences in Mumbai’s luxury residential market.
The concept of luxury is changing
The concept of luxury has undergone a transformational shift. Moving beyond the ideals of material goods, luxury is now being defined as an experience and a way of life.
While the idea of quiet luxury has been in circulation for a few years, reflecting a more matured realisation of enduring value, convenience, ease and quality of life have overtaken other conspicuous markers to evolve as the ultimate “quiet” status symbol.
Consumers are prioritising a new type of calibration, defined by liveability, connectivity and proximity to infrastructure that contribute to enhanced physical and mental wellbeing.
The concept of the 15-minute city – pioneered by the urbanist Carlos Moreno – is now gaining traction in India’s metros. This model aims to transform neighbourhoods into self-sufficient hubs, fulfilling six essential functions of living, work, supply (access to essentials), care (health and wellness), learning and leisure.
By reducing daily commutes, it allows residents to reclaim their time, improving work-life balance as well as physical and mental health.
The luxury of ease
Looking beyond traditional markers such as prestige locations, modern-day homebuyers increasingly crave convenience.
Accordingly, projects that offer excellent accessibility to commercial pockets, retail hubs and social infrastructure, including schools and hospitals, score highly on buyers’ wish lists. Recent infrastructure expansions have made accessibility not just an aspiration but a reality that buyers are eager to incorporate into their housing decisions.
A 2025 study by Knight Frank substantiates this trend with notable findings. The study found that when considering essential external facilities in a residential project, health facilities such as hospitals and clinics ranked highest at 58 per cent, followed by proximity to shopping and retail outlets at 53 per cent, and schools at 37 per cent. The report concluded that more than 50 per cent of buyers prioritise location based on these convenience-driven factors.
Key micro-markets in Mumbai have benefitted from this trend, including Kalanagar in Bandra East. Its proximity to Bandra Kurla Complex (BKC) has made it a sought-after residential destination, particularly for professionals working within the business district.
The area also benefits from strong road connectivity through the Western Express Highway and the Bandra-Worli Sea Link and is connected to Mumbai’s metro network through the BKC and Bandra stations. In addition, the Mumbai International Airport is located only minutes away.
Beyond its position as a business hub, BKC has also emerged as a major cultural and recreational destination through attractions such as the Nita Mukesh Ambani Cultural Centre, Jio World Drive, luxury retail outlets and fine-dining establishments. The presence of reputed schools, hospitals and sports facilities further enhances its appeal for families.
The luxury of wellness
Health and wellbeing are no longer secondary considerations for homebuyers but have become integral to residential decision-making.
For Kalanagar, proximity to the prominent MIG Cricket Club serves as a significant advantage. As a centre for coaching and tournaments, the club has become an important part of the locality’s social and sporting culture, appealing to fitness-conscious residents and sports enthusiasts.
The area also provides access to leading sports and recreational institutions such as the Mumbai Cricket Association Recreation Centre & Club and The Bay Club, offering residents access to wellness and sporting infrastructure.
The luxury of growth
Real estate is emerging as the preferred investment asset class for more than 59 per cent of Indian homebuyers, according to the FICCI Homebuyer Sentiment Survey.
As a result, locations supported by infrastructure development, expanding commercial activity and strong rental demand are attracting greater interest from homebuyers seeking both capital appreciation and competitive entry pricing.
Kalanagar has experienced this transformation, evolving from an emerging location into an established luxury residential destination. New developments by prominent real estate developers have contributed to changing the area’s skyline and strengthening its market position.
The impact is reflected in steadily rising property values. Recent market data indicates an annual increase of approximately 23.97 per cent in property prices. This growth reflects sustained demand driven by the locality’s strategic location, infrastructure connectivity and established social ecosystem.
As infrastructure development continues and demand remains strong, Kalanagar is expected to further consolidate its position among Mumbai’s most sought-after residential addresses.
