Tata Realty’s Intellion Park Chennai becomes India’s largest WELL Core Platinum-certified office campus

Tata Realty & Infrastructure Ltd. (TRIL) has announced that Intellion Park Chennai, formerly known as Ramanujan IT Park, has achieved WELL Core Platinum certification across all its buildings from the International WELL Building Institute (IWBI). The certification makes it India’s largest WELL Core Platinum-certified campus and among the largest globally to secure WELL certification across an entire multi-building office development. The commercial campus has also been recognised as India’s first IFC EDGE Zero Carbon-certified development. The achievement comes amid increasing demand from global capability centres (GCCs) and multinational corporations for office spaces that meet international sustainability, wellness and environmental, social and governance (ESG) standards. The certification evaluates factors including air quality, thermal comfort, lighting and acoustics, which are linked to occupant wellbeing and workplace productivity.

Tata Realty & Infrastructure Ltd. (TRIL) has announced that Intellion Park Chennai has secured WELL Core Platinum certification across all buildings within the campus, making it India’s largest office development to achieve the certification at this scale. 
The certification was awarded by the International WELL Building Institute (IWBI) and covers the entire multi-building campus, formerly known as Ramanujan IT Park, in Chennai. According to the company, no other office campus in India currently has a comparable cluster of WELL Core Platinum-certified buildings within a single development. 
The achievement also places Intellion Park Chennai among the largest workplace campuses globally to receive WELL certification across an entire office cluster. The recognition follows the project’s earlier distinction as India’s first development to receive IFC EDGE Zero Carbon certification. 
The WELL Core Platinum certification assesses ten parameters associated with workplace health, wellbeing and productivity. These include air quality, lighting quality, thermal comfort, acoustic performance and other environmental factors that influence occupant experience within commercial buildings. 
Tata Realty stated that the certification reflects the design, operational and sustainability standards maintained across the campus. The company added that the achievement reinforces the growing emphasis on creating workplace environments that support employee wellbeing alongside environmental performance. 
Commenting on the milestone, Sanjay Dutt, Managing Director and Chief Executive Officer of Tata Realty & Infrastructure Ltd., said climate-related challenges, including heatwaves and changing weather patterns, have made sustainability and wellbeing increasingly important considerations in the development of workplaces and urban infrastructure. 
He stated that sustainability and responsible development have long been integral to the Tata Group’s philosophy and added that the certification reflects Tata Realty’s focus on creating healthier and more resilient work environments aligned with global ESG and wellness benchmarks. 
The company noted that India’s emergence as a major destination for global capability centres and multinational corporations has led to greater demand for office spaces that meet international sustainability and governance requirements. Occupiers are increasingly seeking workplaces that support employee wellbeing while satisfying the environmental and governance expectations of global stakeholders. 
Ritesh Sachdev, Senior Vice President and Head of Commercial Leasing at Tata Realty, said certified and future-ready infrastructure is becoming a key requirement for multinational occupiers and GCC operators. He added that the certification provides tenants with workplace infrastructure that aligns with global wellness and sustainability standards while supporting productivity objectives. 
Tata Realty said the achievement further strengthens its position in India’s commercial real estate sector, where sustainability and wellness credentials are becoming increasingly important differentiators. 
The company’s commercial portfolio operates under the Intellion brand and currently comprises more than 9.4 million sq ft of developed office space, with an additional 10.2 million sq ft under development. Tata Realty has outlined plans to expand the portfolio to 27 million sq ft by 2030. 
The portfolio currently houses more than 102 tenants, including multinational corporations and Fortune 500 companies. According to the company, all Intellion campuses have secured WELL ratings from IWBI, reflecting a broader strategy focused on integrating sustainability, wellness and operational efficiency across its commercial developments.
