Indian cricketer Shreyas Iyer has leased a luxury apartment in Mumbai’s Worli locality, committing to a total rental outgo of nearly INR 7.14 crore over a three-year period, according to property registration documents reviewed by real estate data platforms.
The apartment is located in Artesia, a premium residential tower in Worli, a micro-market that has consistently attracted high-net-worth individuals, business leaders, celebrities and sports personalities. Spread across approximately 3,875 sq ft, the residence also includes four dedicated parking spaces, reflecting the premium positioning of the development.
Property registration records show that the lease agreement was registered recently. Under the terms of the agreement, Iyer has paid a security deposit of INR 74 lakh. The transaction also involved stamp duty of INR 1.84 lakh and registration charges of INR 1,000.
The lease has been structured with annual rental escalations. The monthly rent has been fixed at INR 18.5 lakh for the first year. In the second year, the rent will increase by around 7% to INR 19.79 lakh per month, while the third year will see a further increase of around 7% to INR 21.18 lakh per month. The total rental commitment across the 36-month period amounts to approximately INR 7.14 crore.
The deal comes at a time when Mumbai’s luxury housing market continues to witness strong activity in both sales and leasing segments. Several premium residential projects in Worli have recorded high-value transactions over the past few years, supported by limited inventory, sea-facing developments and proximity to key commercial districts such as Lower Parel and Bandra-Kurla Complex.
Worli remains one of the city's most sought-after residential destinations due to its connectivity through the Bandra-Worli Sea Link, access to business hubs and concentration of luxury residential towers. As a result, many affluent residents are increasingly opting for high-end leased residences that offer flexibility while maintaining access to prime locations.
This is not Iyer’s only real estate investment in the area. Earlier, he had acquired a commercial property in Worli for around INR 2.9 crore, indicating his continued association with one of Mumbai’s most active real estate markets.
Iyer, who has established himself as one of India's leading cricketers and has recently taken on greater leadership responsibilities in domestic and franchise cricket, continues to maintain strong ties with Mumbai, where his cricketing career began.
