Synopsis

Superb Realty has partnered with Enlite to implement a cloud-native smart building platform across its commercial developments in Mumbai, including Superb Altura and an upcoming project in Vikhroli. The integration will cover approximately 3 lakh sq ft of commercial space and is aimed at enhancing operational efficiency, tenant experience and asset management through real-time building intelligence. Enlite’s technology will connect energy systems, air quality monitoring, access control and critical infrastructure into a unified digital platform. The collaboration reflects a growing trend among commercial developers to integrate advanced building technologies that support sustainability, predictive maintenance and operational performance across commercial real estate assets.

Superb Realty has entered into a strategic partnership with technology firm Enlite to deploy a cloud-native smart building solution across its commercial developments in Mumbai, covering a combined area of approximately 3 lakh sq ft.
The integration will be implemented at Superb Altura and the developer’s upcoming commercial project in Vikhroli. Announced earlier this week, the initiative forms part of Superb Realty’s strategy to incorporate digital infrastructure and operational intelligence into its commercial real estate portfolio.
According to the companies, the deployment will utilise Enlite’s Know Your Building® platform, which is designed to connect and manage various building systems through a unified digital ecosystem. The solution will integrate energy management systems, air quality monitoring, access control and other critical infrastructure components, enabling real-time monitoring and data-driven building operations.
The platform operates on a cloud-native and wireless architecture, allowing continuous monitoring of building performance while supporting predictive maintenance and operational optimisation. The companies stated that the system is intended to replace conventional siloed management approaches that often limit flexibility and visibility across building operations.
As commercial occupiers increasingly prioritise workplace quality, energy efficiency and sustainability, developers have been exploring technology-enabled solutions that can improve tenant experience while supporting long-term asset performance. The integration is expected to provide occupiers with greater visibility into building operations and environmental conditions while helping minimise operational disruptions.
For asset owners and investors, the technology is intended to enhance portfolio resilience through predictive maintenance capabilities and real-time operational intelligence. The companies said the platform would help buildings adapt to evolving technology and sustainability requirements without requiring extensive future upgrades.
Shilpin Tater, Managing Director of Superb Realty, said modern commercial buildings need to be designed with long-term adaptability in mind. He noted that the company views digital intelligence as an integral component of project development rather than an addition introduced after construction. According to Tater, the partnership with Enlite will help create commercial assets that are operationally efficient while remaining adaptable to future requirements.
Enlite stated that its solutions are already deployed across commercial campuses and corporate environments where operational reliability and infrastructure performance are critical. The company believes that intelligent building systems are becoming increasingly important as occupiers seek data-driven workplace environments.
Garima Bharadwaj, Co-founder and Chief Technology Officer of Enlite, said intelligent infrastructure can improve building performance throughout an asset’s lifecycle while enhancing user experiences and operational outcomes.
Gaurav Bali, Co-founder and Chief Executive Officer of Enlite, observed that operational intelligence is increasingly becoming a fundamental requirement rather than a differentiating feature in commercial real estate, with developers gradually incorporating smart technologies into core building infrastructure.
The rollout across Superb Altura and the Vikhroli development is expected to establish a framework for broader technology integration across Superb Realty’s future projects, reinforcing the developer’s focus on sustainability, operational efficiency and digitally enabled commercial real estate.
