Indore emerges as Madhya Pradesh’s top property registration revenue generator

Synopsis

Indore has retained its position as the highest contributor to property registration revenue in Madhya Pradesh, reflecting sustained real estate activity despite rising property valuations and a moderation in transaction volumes. Data from the state registration department shows the city generated the largest share of stamp duty and registration collections among districts in the state. The performance comes amid significant appreciation in collector guideline rates across several micro-markets and continued demand for residential and commercial assets. Officials attribute the strong revenue generation to high-value transactions, infrastructure-led growth and ongoing urban expansion. The figures underline Indore’s growing significance within Madhya Pradesh’s property market and its role as a key source of revenue for the state government.

Indore has emerged as the leading district in Madhya Pradesh in terms of revenue generated from property registrations, reinforcing its position as one of the state's most active real estate markets. Data reviewed in the past week by the registration department showed that the city recorded the highest collections from stamp duty and property registration transactions, reflecting continued demand for real estate despite evolving market conditions.
Officials indicated that the strong performance was driven by sustained activity across residential, commercial and land transactions. The city's expanding urban footprint, infrastructure investments and growing economic base have contributed to steady demand for property, enabling Indore to outperform other districts in registration revenue collections.
The achievement comes at a time when the district has witnessed substantial revisions in property valuations. From the beginning of the current financial year, collector guideline rates were increased in 2,624 of the 4,590 surveyed locations across the district, with average valuation growth estimated at around 26 per cent. Several areas linked to major infrastructure projects, including the Greenfield Corridor and Outer Ring Road, recorded some of the sharpest increases.
Official records show that the registration department generated approximately INR 2,716 crore in revenue during FY2025-26, compared with INR 2,528 crore in the previous financial year, representing growth of about 7.4 per cent. However, the increase in revenue occurred despite a decline in the number of registered documents, which fell from 1,93,545 to 1,89,545 over the same period. This trend suggests that higher property values and larger-ticket transactions contributed to revenue growth even as transaction volumes moderated.
Industry observers have linked the city's property market performance to ongoing infrastructure development, expansion of industrial corridors and sustained investor interest. Areas surrounding emerging transport and connectivity projects have experienced increased land valuations, while established residential and commercial locations continue to attract end-user and investment demand.
At the same time, the market has faced affordability pressures arising from higher property prices and increased guideline values. Registration department officials have previously noted that elevated land costs and stamp duty obligations have affected transaction volumes, contributing to a slowdown in registrations compared with previous years. Despite these challenges, revenue collections have remained resilient due to the appreciation in asset values.
The city's continued leadership in property registration revenue highlights the scale of real estate activity taking place across Indore. As Madhya Pradesh's commercial centre and one of its fastest-growing urban markets, the district remains a key contributor to state revenues generated through the property sector. Future infrastructure projects, urban expansion and industrial investment are expected to remain important factors influencing registration activity and revenue collections in the region.
