DK Vertex, a co-working and managed workspace operator under the Vertex Group, has invested around INR 70 crore to establish seven flexible workspace centres across Gurugram, Mumbai and Bengaluru as demand for managed office solutions continues to rise. The company launched a new 700-desk facility in Gurugram in the past week and plans to offer seats at rentals ranging from INR 14,000 to INR 18,000 per desk. Of the seven centres, four are already operational, providing around 6,000 seats with occupancy reaching 75 per cent. The remaining capacity, including 4,000 built-to-suit seats, is expected to become operational over the next two months. The expansion comes amid sustained growth in India's flexible workspace segment, which accounted for 18 per cent of office leasing activity during the January-March quarter.
DK Vertex has invested approximately INR 70 crore to establish seven co-working and managed workspace centres across Gurugram, Mumbai and Bengaluru, as the company seeks to capitalise on growing demand from enterprises for flexible office solutions. The latest facility, comprising 700 desks, was launched in Gurugram in the past week and will offer seats at rentals ranging between INR 14,000 and INR 18,000 per desk.
The company, which operates under the Vertex Group, is building a network of managed workspaces targeted at businesses seeking flexible occupancy options along with operational support services. According to Gagan Arora, Founder and President of Vertex Group, four of the seven planned centres have already become operational following the INR 70 crore investment programme.
The portfolio is concentrated largely in Gurugram, where five of the seven facilities are located. The remaining two centres are situated in Mumbai and Bengaluru, allowing the company to establish a presence in three of the country's largest office markets.
Arora stated that the company's workspace strategy involves a combination of owned and leased assets. One of the centres is company-owned, while the remaining six facilities have been taken on lease from property owners and are being operated under the managed workspace model.
Beyond providing office workstations, DK Vertex offers a range of business support services designed to cater to enterprise occupiers. These include information technology support, information security services, payroll management, recruitment assistance, analytics, account management, concierge services and a business networking marketplace. The company has also incorporated integrated podcast and content production studios along with dedicated advertising shoot spaces within its facilities.
At present, around 6,000 seats across the operational centres are available for occupiers, with occupancy levels reaching approximately 75 per cent. The company expects an additional 4,000 built-to-suit seats to become operational over the next two months, taking the total capacity across the seven centres to around 10,000 desks.
Seat pricing across the portfolio varies according to location and product offering, ranging from INR 6,000 to INR 18,000 per desk. The newly launched Gurugram facility is positioned at the higher end of this pricing spectrum.
Looking ahead, Arora indicated that the company intends to expand further into both Tier I and Tier II cities as organisations continue to increase their adoption of flexible workspace solutions.
The expansion aligns with broader market trends. According to property consultancy Cushman & Wakefield, flexible workspace operators accounted for 18 per cent of the total gross office leasing volume of 21.89 million sq ft across eight major Indian cities during the January-March quarter, highlighting the growing role of managed and co-working operators in the country's office real estate market.
