Terra Grande by Eldeco has announced a multi-location expansion across Himachal Pradesh and Uttarakhand following the complete sell-out of Phase I of its luxury second-home development in Sirmaur, Himachal Pradesh. The company plans to develop more than 100 residences across five projects spread over approximately 61.5 acres, including developments in Sirmaur, Solan and Narendra Nagar near Rishikesh. The expansion follows the sale of 39 villas in the first phase of its Sirmaur project, where homes were priced between INR 8 crore and INR 10 crore. The company is preparing the second phase of the Sirmaur development while adding three new projects to its pipeline, reflecting growing activity in the luxury second-home segment across mountain and wellness destinations in northern India.
Terra Grande by Eldeco has unveiled plans to expand its luxury second-home portfolio across Himachal Pradesh and Uttarakhand after achieving a complete sell-out of Phase I at its flagship residential development in Sirmaur, Himachal Pradesh. The announcement was made earlier this month and marks the next stage of growth for the company’s luxury experiential housing platform focused on mountain and wellness destinations.
The expansion follows the successful sale of all 39 villas in the first phase of Terra Grande’s ongoing development in Sirmaur, located in the Kasauli Hills region. Spread across 16 acres within a larger 29-acre project, the villas were priced between INR 8 crore and INR 10 crore. The development has emerged as one of the prominent luxury second-home projects in northern India, targeting buyers seeking low-density residential communities in natural surroundings.
Backed by the Eldeco Group, Terra Grande said it would now move ahead with the second phase of the Sirmaur project while simultaneously broadening its presence across other locations in Himachal Pradesh and Uttarakhand. The company’s growth strategy is centred on destinations that combine accessibility with demand for leisure-oriented and wellness-focused residential properties.
The existing development pipeline includes the 29-acre Sirmaur project and a 12.5-acre project in Narendra Nagar near Rishikesh. In addition, the company plans to launch three new developments comprising a 2.5-acre luxury residential project in Kalth, Solan, an 8.5-acre villa community near Rishikesh with a wellness focus, and another 12-acre luxury second-home project in Sirmaur.
Together, the five projects will cover around 61.5 acres and are expected to comprise more than 100 residences. The expansion will strengthen the company’s presence across emerging mountain and wellness destinations that have witnessed growing interest from affluent buyers seeking second homes outside major urban centres.
Amar Kapoor, Chief Executive Officer of Terra Grande, said the complete sell-out of the first phase at Sirmaur had reinforced the company’s confidence in the luxury second-home category. He noted that buyer demand had been driven by preferences for low-density communities offering privacy, wellness-oriented living, access to nature and design-focused residential environments.
According to the company, its projects are characterised by low-density planning, architecture-led development and amenities designed around wellness and outdoor living. The locations are selected based on accessibility, environmental character and their ability to support long-term residential use while maintaining privacy and integration with the natural landscape.
With projects spanning more than 60 acres across Himachal Pradesh and Uttarakhand, Terra Grande is increasing its presence in a segment that has gained traction in recent years as high-net-worth individuals and affluent homebuyers look beyond traditional urban housing markets. The company’s upcoming launches are expected to further expand its footprint across northern India’s premium second-home destinations.
