Delhi High Court adds JK Paper to legal dispute over INR 250 crore Prithviraj Road bungalow

Synopsis

The Delhi High Court has brought JK Paper into an ongoing legal dispute over a high-value bungalow on Prithviraj Road in Lutyens’ Delhi, a property acquired by the company for INR 250 crore in 2021. The case relates to claims made by Punit Beriwala, Managing Director of Vipul Ltd, who has alleged that he secured rights in the property through financial arrangements with the original owners nearly two decades ago. With the current owner now formally included in the proceedings, the court will examine competing ownership claims surrounding one of Delhi’s most expensive residential properties.

The Delhi High Court has directed that JK Paper be added as a defendant in a legal dispute concerning a bungalow on Prithviraj Road in Lutyens’ Delhi, bringing the current owner of the property directly into proceedings involving competing ownership claims. 
The property, spread across 3,731 square yards, was acquired by JK Paper in December 2021 for INR 250 crore. Located in one of the capital’s most prestigious residential zones, the bungalow forms part of a limited inventory of large land parcels in Lutyens’ Delhi, where transactions are infrequent and often attract significant market attention. 
The dispute has been filed by Punit Beriwala, Managing Director of Vipul Ltd, who has claimed rights over the property based on transactions and financial arrangements dating back to 2004. According to submissions made before the court, Beriwala contends that advances were paid to the original owners, giving rise to interests that remained linked to the property despite its subsequent transfer. 
During the hearing, the court considered the fact that JK Paper is the present owner of the bungalow and concluded that the company should be made a party to the case. The move is expected to ensure that all stakeholders connected to the disputed property are represented before the court as the matter progresses. 
Court records indicate that the case centres on the validity and enforceability of the rights claimed by Beriwala and whether those claims have any bearing on the sale completed in favour of JK Paper. The proceedings are likely to examine the sequence of transactions involving the property, including agreements allegedly entered into before the 2021 acquisition. 
The bungalow is situated in the highly sought-after Prithviraj Road area, which is home to some of the country's most valuable residential properties. Lutyens’ Delhi continues to remain one of India's costliest real estate markets due to strict development controls, large plot sizes and limited availability of properties for sale. 
Over the years, several high-value transactions involving bungalows in the area have drawn attention from developers, industrialists and business families. The latest dispute highlights how legacy claims linked to older property arrangements can continue to surface even after ownership changes through subsequent transactions. 
With JK Paper now formally included in the proceedings, the court will hear arguments from all concerned parties before determining the legal standing of the competing claims. The outcome could have implications not only for the parties involved but also for future disputes involving title claims and ownership transfers of premium real estate assets.
