The Telangana Real Estate Regulatory Authority (TGRERA) has imposed a fine of INR 4.2 lakh on Sanali Housing Projects Pvt Ltd for promoting and advertising its 'Sanali Pinnacle' project in Shaikpet, Hyderabad, without mandatory registration and approvals. 


According to TGRERA, the developer violated Sections 3 and 4 of the Real Estate (Regulation and Development) Act, 2016, by marketing the project without registering it with the authority and without obtaining necessary permissions from the Greater Hyderabad Municipal Corporation (GHMC). The project, comprising two cellars and 17 upper floors, was advertised through various platforms, including the company's website and on-site hoardings, despite lacking the required approvals.

In its defense, Sanali Housing Projects argued that the information shared did not constitute an advertisement as it lacked specific details like location and pricing. However, TGRERA clarified that under Section 2(b) of the RERA Act, any public communication about a real estate project qualifies as an advertisement, regardless of the details provided. The authority emphasized that the developer's actions amounted to promoting an unregistered project, warranting the imposed penalty.

This incident underscores the importance of compliance with RERA regulations in the real estate sector.
