The 1,595-acre industrial hub, home to major investments like Muttiah Beverage's INR 1,400 crore plant and Tecchren Batteries' INR 2,000 crore facility, is driving housing demand. In response, CUDA has launched a 14-acre residential layout in Jalahallihundi under a 50:50 model. Declared a Special Investment Region, the area is set for further industrial expansion, balancing economic growth with planned urban development.
The Chamarajanagar Urban Development Authority (CUDA) has recently expanded its jurisdiction to include neighboring gram panchayats such as Chandakavadi, Haradanahalli, Madapura, Shivapura, and Kudluru. This strategic move aligns with the rapid urbanization driven by the nearby Badanaguppe-Kellamballi Industrial Area, which has been a catalyst for economic growth and increased housing demand in the region.
The Badanaguppe-Kellamballi Industrial Area, spanning approximately 1,595 acres, was established to promote various sectors, including automobile, food processing, textiles, leather, granite, and agriculture-related industries. Notable developments in this industrial hub include the establishment of Muttiah Beverage and Confectionery Pvt. Ltd., founded by former Sri Lankan cricketer Muttiah Muralitharan, with an investment of INR 1,400 crore, and Tecchren Batteries, which plans to invest INR 2,000 crore, creating approximately 1,000 direct jobs.
In response to the burgeoning housing demand, CUDA has initiated the development of a new residential layout near Jalahallihundi, encompassing 14 acres under a 50:50 model. This model allocates half of the plots to applicants, aiming to address the long-standing requests of thousands who have been awaiting site distribution for several years.
The inclusion of areas from Haradanahalli and Chandakavadi gram panchayats, including villages like Kodimole on the Sathyamangalam-Coimbatore road, as well as Budithittu, Doddarayapete, and Mudalapalya under Kudlur GP, and Madapura, Handarakalli, Handarakallimole, Masagapura, Kiragasur, and Kadahalli in Madapura GP, into CUDA's jurisdiction, reflects a comprehensive approach to planned urban development. This expansion is expected to streamline the approval processes for new layouts and ensure the provision of necessary infrastructure and services to these areas.
The Karnataka state government has also declared the Badanaguppe-Kellamballi area as a Special Investment Region, a move anticipated to further propel industrial promotion activities in the district. This designation aims to streamline administration and development of industrial layouts, thereby attracting more investments and boosting the local economy.
However, this rapid industrialization has not been without challenges. There have been instances of opposition from local farmers regarding land acquisition for the expansion of the industrial area. Efforts are being made to address these concerns through transparent land acquisition processes and by ensuring that industrial development does not compromise agricultural livelihoods.
In summary, the expansion of CUDA's jurisdiction and the development of new residential layouts are strategic responses to the rapid industrial growth in the Chamarajanagar region.
