The Maharashtra state registration department is set to implement an online verification system to streamline the tenant registration process. This initiative will allow tenants to register their leave and licence agreements without the need to visit police stations for verification. The integration of data from over 1,130 police stations across the state is expected to be completed by the end of February.
The rollout of this new system was initially delayed due to technical issues and necessary software updates. However, officials are optimistic that the new e-registration system will enhance efficiency and ease the burden on both tenants and property owners. This system will connect the registration department's database with police stations in approximately 44,000 villages, promoting a more organized approach to tenant verification.
In a related development, Pune's deputy collector, Jyoti Kadam, recently issued a directive requiring property owners in rural areas to submit detailed information about their tenants to local police. This includes the tenant's name, address, photographs, and references. The goal is to maintain oversight of tenants, particularly in areas with a high turnover of residents, such as industrial zones. This measure aims to ensure safety and security in communities that experience significant population movement.
Previously, Pune had an online tenant verification system, but it faced challenges due to software glitches. Despite these setbacks, officials have indicated that they can provide police with an Excel sheet of tenant registrations statewide, with approximately 85,000 to 90,000 leave and licence documents being e-registered each month. The new system, which replaces the version from 2019, will require additional information from tenants, including their residential history and permanent address over the past five years.
The introduction of this online verification system has been well-received by various stakeholders. Sachin Shinghavi, the Pune President of the Association of Real Estate Agents, expressed support for the initiative, stating that it encourages property owners to formally register their agreements rather than relying on informal affidavits. Many property owners and tenants alike believe that this system will simplify the registration process and enhance transparency.
Riza C, a recent landlord in Pune, highlighted the benefits of the online system, noting that it will save citizens the hassle of visiting police stations for verification. With all necessary data submitted electronically, police will have easier access to verify tenant information, making the process more efficient for everyone involved.
