Tamil Nadu lifts height restrictions for industrial high-rises to boost growth

These buildings can exceed height limits if the road is at least 30 metres wide and the plot size is 4,000 square metres or more, with Airport Authority approval. Industrial parks and dormitory housing for workers will benefit from revised rules.

Tamil Nadu has changed its building rules to boost industrial growth. The updates encourage vertical development, especially in Transit-Oriented Development (ToD) zones. High-rise buildings on roads at least 30 metres wide and with plots of 4,000 square metres or more can now be built without height limits. However, these buildings must get clearance from the Airports Authority of India.


Before the update, the 2019 rules covered high-rise buildings over 18.3 metres tall. However, they did not specify if these buildings could be used for industries, housing, or institutions. The industries department noted that flat factory designs no longer suit modern needs. Vertical factories use space better and need different rules.

Traditional factories were usually flat structures. The government now acknowledges the need for vertical designs to meet modern needs. With the changes, industries can now build taller, modern factories. This supports innovation and boosts economic growth.

The recent amendment enhances the maximum permissible Floor Space Index (FSI) across various building types in Transit-Oriented Development (ToD) areas to optimize land use. For commercial buildings, the FSI has been raised to 6.075 for plots with a minimum road width of 12 meters. Industrial parks on roads with at least 12-meter widths now have an increased FSI of 4.875. Additionally, dormitories for workers have seen their FSI boosted from 3.25 to 4.875, aiming to promote the development of industrial housing and support workforce accommodation.

The new rules are likely to boost investment and industrial growth in Tamil Nadu. Removing height limits gives businesses more flexibility. It helps them use land better and build modern facilities.

Experts say the changes will draw national and international investors seeking well-designed industrial spaces. A local industrialist said the move puts Tamil Nadu on a progressive path in line with global standards.
