The auction follows a postponed earlier plan and will help assess market demand for future phases.

The Telangana State Industrial Infrastructure Corporation (TGIIC) is set to conduct an e-auction of two land parcels in Osman Nagar on April 23, after scaling down its earlier plan to release a larger land bank in the area. The parcels measure around 10.09 acres and 5.72 acres, taking the total offering to more than 15 acres.


The auction had originally been planned in multiple phases in the past month but was deferred due to policy-related concerns around transferable development rights, ongoing budget sessions, and cautious market sentiment. With the revised approach, the agency has chosen to offer a smaller portion first to evaluate investor response before bringing additional parcels to the market.

The base price for the auction has been fixed at INR 39 crore per acre, with a minimum bid increment of INR 0.25 crore per acre. Market participants expect the final bids to exceed the base price, with estimates ranging between INR 50 crore and INR 60 crore per acre depending on competition and developer interest.

The land falls under a multi-use development zone, allowing residential, commercial, retail, healthcare, and entertainment projects. This flexibility is expected to attract established developers planning integrated developments in emerging micro-markets. The parcel size is also suitable for large-scale projects rather than fragmented development.

Osman Nagar has gained attention due to its proximity to the Outer Ring Road and connectivity to major employment hubs such as the Financial District and HITEC City. Improved road access and infrastructure development in the western corridor have supported steady real estate interest in the area.

This will be the first time TGIIC is auctioning land in Osman Nagar. Previous auctions in locations such as Raidurg and Kokapet's Neopolis recorded strong demand, with some land parcels fetching over INR 150 crore per acre. These transactions have set benchmarks and are influencing expectations for the current auction.

Officials indicated that the response to this auction will guide future decisions. If demand remains strong, additional land parcels in Osman Nagar may be brought to market in the next phase. The state government is using such auctions as part of its broader strategy to monetise land assets and generate non-tax revenue.
