The Prayagraj Development Authority (PDA) has designated roughly 375 hectares of land on the outskirts of the city for large-scale residential and commercial development under an urban expansion scheme designed to meet growing housing and business space needs. The land parcels include about 250 hectares in the Jhunsi area spanning villages such as Mukundpur, Chakia Hinauta and Chak Hinauta and approximately 125 hectares in Hetapatti, covering areas including Neemarmee Khurd and Narayanpur. Officials have initiated acquisition talks with landowners, with more than 500 cultivators likely to be affected. Compensation will be set at four times the prevailing circle rate, and though many farmers have indicated willingness to cooperate, some have expressed concerns that authorities intend to address. The investment outlay for the planned development is estimated at around INR 2,500 crore, and PDA has signalled that acquisition procedures will be pursued rapidly with stakeholders support.
The Prayagraj Development Authority has moved to secure land for two major development schemes, identifying about 250 hectares in the Jhunsi area and 125 hectares in Hetapatti for future residential and commercial projects under the chief minister's urban expansion plan. The identified Jhunsi parcels include land in the villages of Mukundpur, Chakia Hinauta and Chak Hinauta, where authorities plan to acquire land from over 500 cultivators. In Hetapatti, the focus is on land in Neemarmee Khurd, Narayanpur and adjacent settlements. Officials have outlined that landowners will be offered compensation at four times the prevailing circle rate, underscoring an effort to balance development objectives with fair remuneration for affected farmers.
PDA vice-chairman Rishiraj, who carried out site inspections, conveyed that the authority is intensifying efforts to roll out the urban expansion scheme and stressed the benefits of planned infrastructure and housing to meet the city's burgeoning demands. While a significant number of cultivators have indicated their willingness to support the initiative, some have raised concerns about the impact of land acquisition; PDA officials have pledged to engage with stakeholders and explain the advantages of participating in the project.
The overall investment proposed for the housing and commercial development schemes is estimated at about INR 2,500 crore, reflecting a substantial push to enhance Prayagraj's built environment and address housing shortages. PDA officials, including secretary Ajit Singh and zonal officer Suraj Kumar Patel, have indicated that land acquisition procedures will be expedited, assuming cooperation from the farming community, to enable timely commencement of development works. The initiative aligns with broader efforts to plan urban growth sustainably and cater to increasing residential and economic space requirements in the region.
