Noida Authorities seal offices of 12 builders over INR 175 crore in unpaid dues

In a decisive move to enforce compliance, the Gautam Budh Nagar district administration has sealed the offices of 12 real estate developers in Dadri tehsil, Noida, for failing to clear dues exceeding INR 175 crore owed to the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA). Despite multiple recovery notices, these builders did not respond, prompting the administration to take action under land revenue laws. Major defaulters include Uttam Steels, Rudra Buildwell Homes, and Ansal Hitech Township. Officials have warned of further actions if dues remain unpaid, highlighting ongoing challenges in recovering funds from non-compliant developers.

The Gautam Budh Nagar district administration has intensified its efforts to recover unpaid dues from real estate developers by sealing the offices of 12 builders in Dadri tehsil, Noida. These developers collectively owe over INR 175 crore to the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA). Despite receiving multiple recovery notices, the builders failed to comply, leading to enforcement actions under land revenue laws.


Among the major defaulters, Uttam Steels and Associates tops the list with outstanding dues of INR 57 crore. Rudra Buildwell Homes owes INR 38 crore, while Rudra Buildwell Projects has dues amounting to INR 32 crore. Ansal Hitech Township is liable for INR 26 crore. Other builders facing action include Antariksh Engineers (INR 4.24 crore), Elegant Infracon (INR 15.01 crore), DSD Homes (INR 2.85 crore), Shubh Advisors (INR 1.05 crore), Hebe Infrastructure (INR 57 lakh), Dhanya Promoters (INR 25.29 lakh), Aastha Infracity (INR 3.6 lakh), and Ansal Landmark Township (INR 1.72 lakh).

The sealing operations were carried out under the supervision of Sub-Divisional Magistrate (Dadri) Anuj Nehra. On Tuesday, offices of Antariksh Engineers and Elegant Infracon, located in Greater Noida West, were sealed for non-payment of dues. Officials have stated that similar actions will continue against other defaulting builders if dues are not cleared promptly.

Recovery Certificates (RCs) are issued by UP-RERA when developers fail to comply with orders, such as refunding buyers, paying penalties, or fulfilling possession obligations. Once an RC is issued, the district administration is empowered to recover the amount as arrears of land revenue. Currently, UP-RERA has over 2,700 pending RCs, with recovery efforts facing challenges, particularly for builders operating out of Delhi due to jurisdictional complications and coordination issues between state authorities.

In Dadri tehsil alone, there are more than 100 projects where builders owe over INR 500 crore cumulatively. The administration's recent actions underscore a commitment to enforcing compliance and protecting the interests of homebuyers affected by stalled or delayed projects.
