The Gujarat government has approved Vapi's first draft town planning (TP) scheme, enabling the newly formed Vapi Municipal Corporation (VMC) to pursue structured city development across 126 hectares west of the Custom Frontier Road. The scheme, notified under TP No.1, establishes proper road networks and utility layouts, and secures land for public amenities and affordable housing. VMC officials say the plan will eliminate fragmented plots and boost infrastructure led growth in Vapi's industrial belt, while paving the way for future schemes in Dungra and beyond.

The Gujarat government this week granted approval for Vapi's inaugural draft town planning (TP) scheme, marking the first such plan since the city's civic body was formed in January 2025. The scheme, TP No.1, covers approximately 126 hectares of land west of the Custom Frontier Road, stretching from the southern end of the GST Bhavan to the outskirts of Namdha village.


Until now, Vapi had operated without a formal TP scheme since the municipality's inception in 1995. With the elevation to a municipal corporation, the VMC has moved swiftly to define its planning authority, appointing a town planner immediately after the government's approval. Officials confirm that three additional schemes are already in development for the Dungra area, signalling a broader push to bring the entire city under coherent regulatory control.

Municipal Commissioner Yogesh Chaudhary explained that prior to the scheme, many internal plots lacked proper road access, forcing developers to purchase adjoining land simply to secure entry. He noted that scattered and irregularly shaped plots, the result of fragmented ownership, further complicated infrastructure delivery.

Under the scheme, the VMC will allocate land parcels for essential public facilities, including parks, community halls and affordable housing for economically weaker sections. Plans also call for dedicated spaces for hospitals, libraries and recreational areas, ensuring that civic amenities keep pace with the city's industrial expansion.

Vapi, long recognised as a key chemical and manufacturing hub on the Mumbai-Delhi corridor, has drawn investment from both Gujarat and neighbouring Maharashtra. The TP scheme is expected to reassure businesses and residents alike by providing a predictable framework for construction and permitting.

Urban planners observe that the formalisation of Vapi's land?use policy will not only smooth the delivery of basic services but also enhance the city's appeal to new investors. The VMC intends to begin infrastructure works this year, starting with primary roads and public utilities in the approved zone. Subsequent phases will tackle secondary roads and continue with TP schemes in other sectors.
