The availability of larger land parcels allows developers to provide community-centric amenities that appeal to families and individuals across age groups, further strengthening Mulund's appeal as an urban haven.

The core of Mulund's transformation lies in its well-timed infrastructure boost. Metro lines nearing completion, the under-construction GMLR providing East-West access, and upgraded arterial roads have all contributed to this rapid urban shift. This has led to a surge in both residential and commercial activity in the region.

Market data indicates a 42% increase in property capital values in Mulund between 2021 and 2024. Simultaneously, rental yields rose by 29%, largely driven by improved access and heightened lifestyle expectations. The commercial segment is also witnessing renewed momentum, with new co-working hubs, retail formats, and healthcare facilities adding to the area's vibrancy.

As infrastructure projects near completion and the micro-market continues to attract new investments, Mulund stands poised to play a pivotal role in the city's future. It is no longer a peripheral suburb it is fast becoming the beating heart of Mumbai's real estate landscape.
