MahaRERA has announced that homebuyer complaints will now be heard strictly in the order they were filed, to improve transparency and reduce delays. Exceptions will be made for cases involving life-threatening illnesses, non-compliance with past directives, order rectification, or successful conciliation outcomes. The circular, issued on April 8, seeks to prevent applicants from requesting special treatment outside of these defined grounds. Since 2017, MahaRERA has received over 28,000 complaints and resolved 21,000, with nearly 8,000 pending. Over 1,200 developer-homebuyer conciliations have been initiated. Maharashtra has registered 49,000+ real estate projects and marked over 15,000 as completed.
Maharashtra Real Estate Regulatory Authority (MahaRERA) has issued a directive to hear homebuyer complaints strictly in the order of their filing, based on seniority. However, the authority clarified that exceptions will be made in the case of complainants with life-threatening illnesses, who will be prioritised upon submission of a valid doctor's certificate.
An internal circular issued on April 8 lays out the revised procedure. In addition to medical cases, complaints linked to review or rectification of MahaRERA orders, non-compliance with earlier directives, and matters resolved through developer-homebuyer conciliation will also be given precedence, regardless of when they were filed.
Officials stated that this new framework aims to bring transparency and fairness, preventing applicants from seeking special consideration unless under predefined grounds. It is expected to fast-track hearings and reduce delays.
Since its formation in May 2017, MahaRERA has received over 28,000 complaints, of which 21,000 cases have been disposed of, leaving nearly 8,000 cases pending. Additionally, more than 1,200 conciliations between developers and homebuyers have been facilitated so far. Over 1,100 cases have been settled, and conciliation is underway in about 100.
In terms of project oversight, over 49,000 real estate projects and more than 50,000 real estate agents have been registered in Maharashtra over the past eight years. Of these, 15,000+ projects have been marked as completed, following declarations by developers and subsequent verification by MahaRERA.
