Bengaluru's Shivaram Karanth Layout nears completion with over 30,000 plots ready for allotment

Synopsis

The Bangalore Development Authority (BDA) is making significant progress on the Dr. Shivaram Karanth Layout in North Bengaluru, with over 30,000 plots under development. Approximately 16,000 to 17,000 plots are allocated to farmers who contributed land, while 7,000 to 8,000 plots are designated for public allotment. The BDA has set the price at INR 4,900 per square foot, making a 30x40 site cost around INR 58.8 lakh. Despite 80% of the work being completed, including road construction and utility installations, the allotment process awaits clearance from the High Court due to pending legal issues related to land acquisition. Contractors have been given a three-month deadline to complete the remaining infrastructure work.

The Bangalore Development Authority (BDA) is advancing the development of the Dr. Shivaram Karanth Layout in North Bengaluru, with over 30,000 plots currently under construction. This marks the BDA's first major layout project since the Nadaprabhu Kempegowda Layout, reflecting a significant step in addressing the city's housing demands.


Of the total plots, approximately 16,000 to 17,000 are earmarked for farmers who contributed land for the project. The remaining 7,000 to 8,000 plots are intended for public allotment. The BDA has fixed the price at INR 4,900 per square foot, aligning with current market rates. This pricing means a standard 30x40 site would cost around INR 58.8 lakh. 

Infrastructure development is well underway, with about 80% of the work completed. This includes road construction, pipeline installations, and the installation of streetlights. Contractors have been given a three-month deadline to finish the remaining tasks.

However, the allotment process is currently on hold due to ongoing legal issues concerning land acquisition. The Karnataka High Court has ordered the maintenance of the status quo, preventing the BDA from inviting allotment applications until the legal matters are resolved.

The BDA has also taken steps to prevent illegal constructions in the area. With the proposed expansion of the layout by an additional 2,095 acres, there has been a surge in unauthorized building activities. To counter this, the BDA is conducting regular demolitions and cutting off access to electricity to deter illegal constructions.

The proactive measures taken by the BDA to prevent illegal constructions demonstrate a commitment to maintaining the integrity of the layout. As the city awaits the High Court's decision, the completion of this project could set a precedent for future urban development initiatives in Bengaluru.
