The Uttar Pradesh government has allocated INR 400 crore for the development of Harnandipuram Township in Ghaziabad as part of the INR 3,000 crore 'Urban Expansion New City Promotion' scheme. The Ghaziabad Development Authority (GDA) will use 75% of the funds for land acquisition and infrastructure, with future installments based on progress. The township, spanning 370 hectares, requires INR 15,000 crore for full development. Expected to include residential, commercial, and institutional zones, the project aligns with NCR's urban growth strategy. With improved connectivity and rising demand, Harnandipuram is set to drive real estate and economic growth in Ghaziabad.
The Uttar Pradesh government has allocated INR 400 crore for the development of Harnandipuram Township in Ghaziabad, marking a significant step in the state's urban expansion plans. The funds are part of a broader INR 3,000 crore allocation under the government's 'Urban Expansion New City Promotion' scheme, which aims to facilitate planned townships in key regions.
According to officials, the Ghaziabad Development Authority (GDA) will contribute INR 400 crore, mainly for land acquisition. Nearly 75% of the initial allocation will be used to acquire land and develop primary infrastructure such as roads, drainage, and public amenities. Once 75% of the allocated funds are utilized, the government will release the next installment to ensure continuous progress.
Originally, Harnandipuram Township was planned across 521 hectares, spanning eight villages. However, three villages were later excluded from the project, reducing the total area by 151 hectares. As a result, GDA now needs to acquire 127 hectares of private land, while the remaining land is already under the control of GDA or gram sabhas.
To facilitate land acquisition, GDA will follow a two-pronged approach-first, negotiating directly with landowners for fair compensation. If mutual consent cannot be reached, acquisition will be carried out under the Land Acquisition Act. A six-member committee, led by the Ghaziabad district magistrate, has been formed to oversee the land acquisition process and determine fair compensation for farmers and landowners. Other members include the additional district magistrate (finance and revenue), GDA vice-chairperson, a tehsil-level official, and a representative from the stamp department.
The complete development of Harnandipuram Township is expected to require approximately INR 15,000 crore. A large portion of this budget will be allocated toward land acquisition and infrastructure development. The UP government will cover 50% of the total cost, while the remaining amount will be funded by GDA.
The township is expected to include residential, commercial, and institutional zones, along with green spaces and public facilities. Once completed, Harnandipuram is set to become one of Ghaziabad's largest planned developments, catering to the increasing demand for organized urban housing and commercial spaces.
Ghaziabad has emerged as a preferred residential hub due to its proximity to Delhi and Noida, as well as its improving infrastructure. The development of Harnandipuram aligns with the broader push for urban expansion, similar to recent projects in areas like Noida Extension and Yamuna Expressway. With better connectivity through highways and metro extensions, the township is expected to attract homebuyers and investors looking for well-planned residential communities.
Real estate experts believe that once land acquisition is completed and infrastructure work begins, property values in surrounding areas will rise. The project is also expected to boost employment opportunities in the construction and retail sectors, further enhancing Ghaziabad's economic growth.
Apart from Harnandipuram, the Uttar Pradesh government has been focusing on urban expansion in other key areas, including new township projects near Jewar Airport and along the Ganga Expressway. These developments aim to decongest existing urban centers and provide better-planned residential and commercial spaces.
With increasing investments in planned townships and infrastructure, Ghaziabad and other NCR cities are set to witness significant real estate growth in the coming years. The focus on large-scale urban development projects highlights the government's commitment to improving housing availability and boosting economic activity in the region.
