A group of farmers from Noida met Uttar Pradesh Chief Minister Yogi Adityanath earlier this month in Lucknow to discuss their demands for higher compensation and the allocation of developed residential plots. The meeting followed a series of protests, including a march towards Delhi in December, which led to traffic disruptions and several detentions. The farmers are seeking the implementation of the 2013 Land Acquisition Act and 10% developed plots. The Noida Authority is addressing non-compliance among industrial and IT/ITES plot owners by escalating 171 cases to the Uttar Pradesh government. Despite a 2024 extension for functional certificates, over 80 industrial plots and 90 IT/ITES plots remain non-compliant due to overdue payments or incomplete construction. Of 206 industrial plots under review, 80 are non-functional, with 30 facing financial hurdles. Similarly, only 16 of 107 IT/ITES plots meet requirements, prompting the authority to explore resolutions, including installment plans and reinstatements. The Noida Authority has directed Suraksha Realty to take over the maintenance of Jaypee Kosmos after the developer's subsidiary ceased operations on January 1, 2025. The maintenance services, including housekeeping and security, had been suspended, and residents were left without support. Despite proposals from Suraksha to hand over maintenance to the apartment owners' association, the Noida Authority determined that the project was far from complete. The Greater Noida Authority has introduced a scheme offering 10 residential plots ranging from 51 sqm to 500 sqm. The plots, priced between INR 27 lakh and INR 2 crore, will be allocated via e-auction, with possession granted within 30 days after completing formalities. The available plots include options in Sector 2, Sigma 2, Beta 2, and Delta 2, offering a mix of sizes and price ranges. Applicants must deposit 10% of the total premium to participate, and successful bidders have the option to pay the remaining amount in full or in quarterly installments. The three development agencies in Gautam Budh Nagar-Noida, Greater Noida, and Yamuna Expressway are scheduled to unify their industrial plot allocation procedures after more than 14 years of delays. The authorities have been directed by Chief Secretary Manoj Singh to standardize their policies and submit them for final approval. Noida Authority has taken strict action against Skytech Construction Pvt Ltd for defaulting on payments related to its Skytech Matrott group housing project in Sector 76. Despite several notices, the builder failed to clear over INR 30 crore in outstanding dues. The Authority sealed 27 unsold flats at the project under the direction of its CEO, Lokesh M. The developer failed to utilise the state government's rehabilitation policy for stalled projects, resulting in non-compliance. A 2019 CAG audit revealed irregularities, leading the Noida Authority to freeze approvals for occupancy certificates and registries in 2021. Despite Gaursons receiving a temporary completion certificate and a no dues certificate, the freeze persists, leaving buyers unable to sell or transfer properties. The Greater Noida Development Authority (GDA) is set to acquire 490 hectares from eight villages for the INR 10,000 crore Harnandipuram township project. The Greater Noida Industrial Development Authority (GNIDA) has prepared a list of 615 farmers from seven villages to allocate developed residential plots within a month.
