The Lucknow Development Authority (LDA) has decided to grant freehold ownership to tenants occupying more than 4,000 rented properties. This decision was taken during LDA's 184th board meeting.


In LDA colonies located in Nirala Nagar, Paper Mill, La Place, Lawrence Terrace, and Rajendra Nagar, approximately 3,739 rented properties exist. Among these, 1,355 residential and 616 commercial properties have already been registered. However, 1,410 residential and 364 commercial properties are yet to be registered.

This initiative has been introduced to provide long-term ownership rights to tenants, simplify property ownership, and address longstanding tenancy issues. The properties will be registered in the name of the original tenant, as decided by the LDA board.

According to LDA Vice Chairperson Prathamesh Kumar, a proposal was passed to transfer ownership of rented properties to the original tenants. He also stated that in cases where heirs of the original tenant are not present, the property rights will be granted to the current occupants.

Additionally, nearly 1,500 properties in Transport Nagar will soon be converted to freehold. However, it has been clarified by authorities that fines will be imposed on properties where changes in land use have been made.

A special discount scheme has also been introduced for buyers of LDA flats and commercial properties who choose to make lump sum payments. Discounts will be given based on the payment period. Those who pay the full amount within 45 days will receive a 6% discount, while payments made within 60, 75, and 90 days will qualify for discounts of 5%, 4%, and 3%, respectively. The first-come, first-served scheme has also been extended until April 7.

By granting freehold ownership, LDA aims to bring stability and security to long-term tenants. Many occupants have been living in rented properties for decades without ownership rights. This initiative will ensure legal clarity and allow property holders to make long-term investments without uncertainty.

The scheme is also expected to improve the real estate market in Lucknow by increasing property transactions and encouraging new investments. The discount schemes for lump sum payments will further attract buyers looking for affordable property options.
