Brookfield Properties has entered into a built-to-suit lease agreement with JPMorganChase to develop a new office tower of around 1.3 million sq ft in Powai, Mumbai. The project will come up on a six-acre land parcel recently acquired by a Brookfield Asset Management private real estate fund and will be developed in collaboration with the Mumbai Metropolitan Region Development Authority and a venture partner. Designed as a state-of-the-art workplace, the facility is expected to consolidate several JPMorganChase teams currently spread across Mumbai. Navi Mumbai Municipal Commissioner Dr Kailas Shinde has directed developers to strictly implement air and noise pollution control measures at construction sites to improve the city's air quality. Addressing a special meeting of developers and architects, he emphasised compliance with the municipal corporation's standard operating procedures issued in line with High Court directions. The civic body has proposed measures such as installation of CCTV cameras and air quality displays at sites, expansion of air quality monitoring stations, stricter dust control norms and penalties for violations. The new framework standardises and digitises no-objection certificates for road-related demolitions, ensuring widening work is carried out in complete, connected stretches. It also sets clear rules for rehabilitating affected properties, offering resettlement with additional Floor Space Index where applicable. The guidelines require timely start of roadworks after demolitions, backed by approved budgets and tenders.
