Synopsis

Mehta Realty has announced the launch of Mehta Angelo, a Grade-A commercial project located in East Goregaon, a growing business hub in Mumbai. The development has been introduced as a space designed to support both present operational needs and future expansion requirements of businesses.


The project is developed as a seven-storey structure with a total of 35,000 sq. ft of office space. Unit sizes range from 445 sq. ft to 4,919 sq. ft, offering flexibility for different business scales, from small founder-led setups to larger corporate offices. The design includes efficient floor plates and open-plan layouts, allowing companies to customise their workspace according to operational needs. Basement parking and a glass curtain wall façade are also part of the development plan.

The developer noted that the project has been planned to allow businesses to begin operations at a suitable scale and expand within the same address over time. It was also highlighted that the layout focuses on reducing circulation loss and improving usable area efficiency.

For investors, the project is positioned within a high-demand commercial micro-market where rental yields in commercial assets are generally higher, estimated at around 7–9 per cent, compared to residential yields of about 2–4 per cent. The project is expected to appeal to SMEs and start-ups due to relatively smaller unit sizes and its location advantage within East Goregaon’s expanding commercial ecosystem.

Connectivity is a key feature of the project’s location. It is situated close to major transport and road networks, including Goregaon railway station at around 290 metres, Goregaon East and Aarey metro stations within 1 km, Western Express Highway at 1.1 km, Jogeshwari–Vikhroli Link Road at 3.3 km, and Goregaon–Mulund Link Road at 1.9 km. It is also located approximately 15.7 km from Bandra Kurla Complex, one of Mumbai’s key business districts.

Sustainability features have been integrated into the project design, which has received LEED Gold pre-certification. Energy-efficient lighting, advanced metering systems, rainwater harvesting, and an on-site sewage treatment plant are included to reduce operational impact. The design also focuses on improving indoor air quality and ensuring adequate natural daylight across office spaces.

Mehta Realty has a long-standing presence in Mumbai’s real estate sector, with a reported delivery of over 12,000 homes, 180 buildings, and approximately 96.5 lakh sq. ft of developed area since its establishment in 1978. The group has previously developed projects such as Yogi Dham, Amrut Paradise, Mehta Legend, and One Kalyan, and is also expanding into cluster redevelopment initiatives, including Mehta Marquina in Goregaon East. It has also outlined long-term plans towards carbon neutrality over the coming decades.
