Residential markets located on the periphery of Mumbai are witnessing growing demand from homebuyers seeking cleaner air, open spaces and lower-density living environments as concerns around pollution, congestion and urban stress continue to influence housing preferences across the Mumbai Metropolitan Region (MMR).
Locations such as Karjat, Neral, Panvel and Khopoli are increasingly emerging as preferred destinations for second homes, plotted developments and long-term residential investments. Industry participants stated that these micro-markets are attracting buyers willing to accept longer commutes in exchange for improved environmental conditions and lifestyle-oriented residential settings.
The trend has been supported by infrastructure upgrades across the MMR region, including improved highway connectivity, railway enhancements and projects such as the Mumbai Trans Harbour Link, which have significantly reduced travel time between Mumbai and peripheral residential zones.
Developers stated that the demand shift has accelerated since the pandemic, with buyers placing greater emphasis on wellness, access to nature and larger living spaces. Residential projects in these locations are increasingly being designed around low-density planning, landscaped environments, improved ventilation and lifestyle amenities linked to health and recreation.
Unnati Varma stated that buyers from Mumbai were showing increased interest in plotted developments and second homes in Karjat and nearby regions due to concerns around urban pollution and the growing preference for cleaner living environments. She added that peripheral locations within a 60-minute travel radius of Mumbai were also witnessing investor interest because of their appreciation potential and improving infrastructure profile.
Ram Naik stated that residential buying decisions were gradually shifting beyond workplace proximity and increasingly factoring in health, wellness and lifestyle considerations. He noted that lower-density neighbourhoods and access to open spaces had become more significant for families and hybrid-working professionals, particularly as connectivity between Mumbai and surrounding micro-markets improved.
According to industry stakeholders, the preference for peripheral residential destinations has also strengthened because many of these locations now function as self-sustained urban clusters with improving social infrastructure and transport access. Buyers are increasingly evaluating residential assets based on long-term liveability, environmental quality and overall lifestyle convenience rather than only central-city accessibility.
Gautam Thacker stated that the Raigad region was witnessing rising real estate activity due to improving infrastructure connectivity and its natural environmental advantages. He added that projects such as the upcoming Navi Mumbai International Airport, along with highway and railway connectivity, were expected to further strengthen residential demand across markets including Karjat, Neral and Panvel.
Developers and consultants indicated that the shift towards peripheral housing markets reflects a broader transformation in buyer priorities across MMR, where environmental quality and wellness-focused living are becoming increasingly important components of residential decision-making.
