Awfis Space Solutions has expanded its Chennai footprint by adding two new flexible workspace centres in key commercial locations, increasing its presence in the city to 28 centres covering around 8.75 lakh sq ft. The new facilities at Olympia Crystal in Guindy and DLF Cyber City together contribute nearly 1.14 lakh sq ft of workspace. In a separate international move, The Executive Centre has launched a new managed office facility in Riyadh’s King Abdullah Financial District, strengthening its global expansion in premium flexible workspace offerings amid rising enterprise demand.

Awfis Space Solutions has expanded its operations in Chennai with the addition of two new flexible workspace centres in major commercial micro-markets of the city. With this expansion, the company’s total presence in Chennai has increased to 28 centres, covering close to 8.75 lakh sq ft of managed office space.


The new centres are located at Olympia Crystal in Guindy and DLF Cyber City, both of which are established business hubs with strong connectivity and presence of IT and corporate occupiers. Together, these centres add around 1.14 lakh sq ft of additional workspace capacity to Awfis’ portfolio in Chennai.

One of the centres spans approximately 56,360 sq ft across four floors, while the second centre offers about 57,802 sq ft of chargeable area. Both facilities are positioned as modern flexible workspace environments designed for enterprises, startups, and growing teams looking for managed office solutions rather than traditional leasing models.

With this expansion, Awfis continues to strengthen its focus on Grade A commercial properties in key business districts. The company already operates over 200 centres across 18 cities in India, reflecting its steady growth in the flexible workspace segment. Chennai remains an important market for the company due to increasing demand from IT companies, Global Capability Centres, and enterprises shifting towards flexible leasing structures.

The broader market trend in Chennai shows continued adoption of managed office spaces, especially in established commercial corridors like Guindy and Old Mahabalipuram Road. This demand has supported consistent expansion by workspace operators who are scaling portfolios to meet enterprise requirements for scalability and infrastructure-ready offices.

In a separate development, The Executive Centre (TEC) has launched a new facility in Riyadh’s King Abdullah Financial District (KAFD). The centre covers around 9,500 sq metres and is spread across a five-storey building, adding to TEC’s presence in the Middle East market.

The Riyadh facility includes a mix of private offices, enterprise solutions, and managed workspace offerings. It also features supporting amenities such as a café and shared recreational areas, reflecting a shift towards integrated workplace environments in premium financial districts.

Both expansions highlight the continued growth of flexible workspace operators across India and international markets, driven by sustained enterprise demand for managed office solutions and long-term workspace flexibility.
