Synopsis

Arisinfra Solutions subsidiary ArisUnitern RE Solutions has entered into an eight-month Developer-as-a-Service (DaaS) engagement with The Wadhwa Group for the Wadhwa Wise City township in Panvel, Maharashtra. The mandate covers inventory monetisation linked to a gross development value (GDV) of around INR 650 crore, with plans to release an additional INR 400–450 crore worth of inventory over time. The collaboration will see Arisinfra deploy its technology-led execution platform across construction monitoring, sales management, CRM systems, channel partner tracking and cashflow oversight. The companies said the arrangement is intended to improve execution efficiency and accelerate sales momentum at the integrated township project, which includes residential, retail, commercial and civic infrastructure components.

ArisUnitern RE Solutions, a subsidiary of Arisinfra Solutions, has secured a Developer-as-a-Service (DaaS) contract from The Wadhwa Group for its Wadhwa Wise City township project in Panvel, Maharashtra, with the engagement linked to a GDV of nearly INR 650 crore. The agreement, announced in the past week through a regulatory filing, has been structured as an eight-month assignment beginning earlier this month and will focus on monetising ready and near-completion inventory within the township.

The partnership also includes plans for the phased release of additional inventory estimated at INR 400–450 crore. According to the filing, the arrangement has been designed as an outcome-linked operating model, combining fixed fee structures with GDV-linked components tied to project performance and sales execution.

Under the mandate, Arisinfra will operate as an embedded execution partner through its DaaS platform and Catalyst module. The scope of services includes site readiness tracking, construction progress monitoring, customer relationship management systems, sales velocity analysis, channel partner management and cashflow oversight across the project lifecycle. The company stated that the platform is intended to create a single operational layer that enables faster intervention in project bottlenecks and improves coordination between execution and sales functions.

The engagement will also use Arisinfra’s artificial intelligence and machine learning-based analytics systems to monitor real-time project data. The platform is expected to track indicators such as enquiry-to-site-visit conversions, inventory absorption trends, broker activity and buyer sentiment to identify operational risks at an early stage.

Srini Gopalan, chief executive officer of Arisinfra Solutions, stated that Wadhwa Wise City represented one of the largest integrated township developments in Panvel and highlighted the project’s mixed-use planning approach, which includes apartments, plotted developments, bungalows, retail spaces, commercial components and social infrastructure.

Navin Makhija, managing director of The Wadhwa Group, indicated that the developer had sought a partner capable of overseeing broader execution and monetisation functions rather than handling isolated operational segments. He said the integrated and outcome-driven structure of the engagement influenced the group’s decision to proceed with the alliance.

The transaction reflects the increasing adoption of technology-led operating models among large residential developers seeking tighter control over project execution, inventory monetisation and sales performance in large-scale township developments across the Mumbai Metropolitan Region.
