The Ahmedabad Municipal Corporation (AMC) has generated INR 365.8 crore through the online auction of two commercial land parcels in Bodakdev, Ahmedabad. The auctions received strong participation from developers and investors, reflecting sustained demand for premium commercial locations in the city’s western corridor. While the two Bodakdev plots secured successful bids above or close to the reserve price, three other plots in Thaltej, Motera and Shilaj did not receive bids. The transactions are expected to be finalised after approval from AMC’s reconstituted standing committee following the recent municipal election process.
The Ahmedabad Municipal Corporation has raised INR 365.8 crore through the online auction of two commercial plots located in Bodakdev, one of the city’s prominent commercial and mixed-use zones. The auctions were conducted as part of the civic body’s ongoing land monetisation exercise aimed at generating additional funds for infrastructure upgrades, civic projects and urban development activities across Ahmedabad.
A total of five plots located in Bodakdev, Thaltej, Motera and Shilaj were placed for auction during the recent bidding process. However, only the two commercial plots in Bodakdev attracted buyers, while the remaining three parcels did not receive successful bids. Market experts believe that established commercial areas with strong connectivity and existing business activity continue to attract higher investor interest compared to emerging locations.
One of the successful land parcels, identified as Final Plot No. 353/Part-1 under TP Scheme 50 in Bodakdev, measures around 8,167 square metres. The plot was sold at a rate of nearly INR 2.52 lakh per square metre, resulting in a total transaction value of around INR 205.9 crore. The winning bid was slightly higher than the upset price fixed by the civic body for the parcel.
The second plot, Final Plot No. 353/Part-2 under the same town planning scheme, spans approximately 5,085 square metres. Located behind Mango Hotel in Bodakdev, the parcel received a much stronger response from bidders. The final bid reached around INR 3.16 lakh per square metre against the base price of INR 2.52 lakh per square metre. The total transaction value for the plot stood at nearly INR 159.9 crore, significantly higher than the reserve valuation of around INR 127.5 crore.
Officials associated with the process said the deals would be formally completed after receiving approval from AMC’s standing committee, which is currently being reconstituted after the municipal elections held recently. The auctions had earlier been delayed because of the election code of conduct and administrative procedures linked to the civic polls.
The civic body has increasingly relied on land auctions over the last few years as a source of non-tax revenue. Earlier this year, AMC had auctioned 11 plots and generated nearly INR 916.3 crore, surpassing the combined reserve price of around INR 811.8 crore. Another auction exercise conducted previously had also helped the corporation collect approximately INR 473.7 crore through the sale of multiple land parcels in different parts of Ahmedabad.
The recent auctions also come amid closer scrutiny of land transactions involving notified areas under the Disturbed Areas Act. In a separate case reported recently, AMC had cancelled the sale of a Makarba plot valued at around INR 68 crore after authorities denied permission required for execution of the sale deed. The development had raised concerns regarding regulatory clearances and procedural compliance in future civic land auctions.
Real estate activity in western Ahmedabad, particularly in locations such as Bodakdev, Prahladnagar, Satellite and SG Highway, has remained steady over the past few years due to commercial expansion, office demand and improved urban infrastructure. Industry observers noted that the latest auction results reflect continued confidence in premium commercial micro-markets where land availability remains limited.
