NDR InvIT has inaugurated a fully operational 1 lakh sq ft Grade A warehousing facility at Verna in South Goa, further expanding its logistics and industrial real estate portfolio in the state. The facility has already been leased to a manufacturing occupier, reflecting growing demand for organised warehousing infrastructure in emerging industrial markets beyond major metropolitan regions. Located within one of Goa’s established industrial belts, the development benefits from connectivity to highways, ports and industrial clusters. Following the operationalisation of the project, NDR InvIT’s total warehousing portfolio in Goa has increased to nearly 1.3 million sq ft, as the company continues to expand its presence in underpenetrated industrial and logistics markets.
NDR InvIT has operationalised a new Grade A warehousing facility in South Goa as part of its industrial and logistics expansion strategy, with the newly developed asset already leased to a manufacturing occupier.
The company announced earlier this week that the facility, located at Verna in South Goa, has been inaugurated and is fully operational. Spread across approximately 1 lakh sq ft, the warehouse has been leased to a leading manufacturing client, although the occupier’s identity was not disclosed.
The development is situated within Verna, one of Goa’s key industrial hubs, and is positioned to serve manufacturing and industrial occupiers operating in the region. According to the company, the project benefits from connectivity to major highways, industrial clusters and port infrastructure, supporting logistics and supply chain operations for industrial users.
The company stated that the project reflects increasing demand for Grade A warehousing and organised industrial infrastructure in emerging markets such as Goa, where industrial and manufacturing activity has been expanding steadily in recent years.
With the commissioning of the Verna facility, NDR InvIT’s total operational portfolio in Goa has increased to nearly 1.3 million sq ft.
Amrutesh Reddy stated that Goa was increasingly emerging as a credible manufacturing and industrial destination. He indicated that the newly operational warehouse represented an important step in the company’s strategy to expand its footprint in high-growth markets that remain relatively underpenetrated in terms of institutional-grade logistics infrastructure.
India’s warehousing and industrial real estate sector has continued to witness expansion beyond major metropolitan centres, supported by growth in manufacturing, third-party logistics, e-commerce and supply chain diversification. Developers and institutional investors have increasingly focused on secondary industrial markets where demand for compliant and organised warehousing assets is rising alongside industrial activity.
The Goa market has traditionally remained smaller than established warehousing hubs such as Mumbai, Pune, Bengaluru and Chennai. However, improving industrial connectivity and manufacturing activity in select regions have encouraged developers to explore logistics and industrial opportunities within the state.
NDR InvIT is listed on the National Stock Exchange of India and operates income-generating industrial and warehousing assets across multiple Indian markets. The latest addition in Goa forms part of the company’s broader portfolio expansion strategy focused on logistics and industrial infrastructure development.
