BPTP Limited has leased approximately 104,000 sq ft of Grade-A office space at its Capital City project in Sector 94, Noida to MediaTek for a new research and development (R&D) facility. The centre, which became operational in the past week, marks MediaTek’s second R&D hub in India after Bengaluru. The transaction reflects sustained demand from global technology firms for high-quality office assets in NCR, supported by strong connectivity and infrastructure. The development, located close to the Okhla Bird Sanctuary Metro Station, forms part of a 780,000 sq ft mixed-use commercial project with sustainability certifications and modern workplace amenities.
MediaTek has leased around 104,000 sq ft of office space at Capital City, a Grade-A commercial development by BPTP Limited in Sector 94, Noida, to establish its second research and development hub in India, according to an announcement made in the past week.
The facility spans three floors within the project and has recently become operational, supporting the company’s expanding engineering and innovation functions in the country. The new centre complements MediaTek’s existing R&D presence in Bengaluru and reflects the company’s continued focus on scaling its technical workforce and research capabilities in India.
Located approximately 300 metres from the Okhla Bird Sanctuary Metro Station, the Capital City development offers connectivity to Delhi, Noida and Greater Noida, factors that have contributed to its positioning as a commercial destination for corporate occupiers. The project is part of a broader micro-market that has seen increased interest from technology firms seeking accessible office locations with established infrastructure.
Officials from BPTP Limited indicated that the transaction reflects growing demand from global technology companies for well-connected, Grade-A office developments in the National Capital Region. The company stated that the project has been designed to meet evolving workspace requirements, with a focus on infrastructure, sustainability, and occupier experience.
A representative from MediaTek stated that India continues to be a key market for the company’s engineering and innovation activities, and the Noida facility has been established to expand its talent base and strengthen research operations. The spokesperson added that the project’s location and infrastructure align with the company’s operational requirements.
Capital City comprises approximately 780,000 sq ft of office and mixed-use space, incorporating multi-level parking, vertical mobility systems, and amenities such as food courts, wellness facilities, and co-working areas. The development has been designed in line with global sustainability benchmarks and has secured LEED v4.1 O&M Platinum, IGBC Platinum, and WELL Core Platinum certifications.
The project’s architectural design has been undertaken by Robert A. M. Stern, with interiors designed by HBA Studios. The built form includes a limestone façade and curated design elements aimed at enhancing the overall workspace environment.
The addition of MediaTek to the tenant roster further diversifies the occupier mix at Capital City, which includes companies across sectors such as technology, financial services, manufacturing, and education.
The transaction highlights continued occupier interest in high-quality commercial assets in Noida, particularly in locations supported by metro connectivity and established infrastructure, as companies expand their presence in India’s technology and innovation ecosystem.
