Indian Hotels Company Ltd (IHCL) has entered into a partnership with Terra Rex Realty to develop a cluster of 10 luxury bungalows under its amã Stays & Trails brand in Port Blair, Andaman and Nicobar Islands. Announced in the past week, the project is expected to be operational by the end of the following year and will involve an investment exceeding INR 100 crore, excluding land cost. Located near Manjery beach, the development will cater to experience-led travel demand. Terra Rex will construct and sell the villas to private owners, while IHCL will manage operations. The initiative marks IHCL’s entry into the island destination and is expected to generate local employment opportunities.
Indian Hotels Company Ltd (IHCL) announced in the past week that it has signed an agreement with Terra Rex Realty to develop a cluster of 10 bungalows under its amã Stays & Trails brand in Port Blair, Andaman and Nicobar Islands, as part of its expansion into leisure-focused destinations driven by evolving travel preferences. The project, expected to become operational by the end of the following year, will be located within walking distance of Manjery beach and will be positioned within the growing homestay and experiential hospitality segment.
The development is estimated to require an investment of over INR 100 crore, excluding land costs. The villas will be constructed and sold to private owners by Terra Rex Realty, while IHCL will undertake long-term management of the properties under its branded homestay platform. This structure reflects a hybrid ownership and management model that IHCL has been deploying to scale its amã Stays & Trails portfolio across India.
IHCL’s Managing Director and Chief Executive Officer, Puneet Chhatwal, indicated that the expansion into the Andaman and Nicobar Islands aligns with the company’s broader strategy of strengthening its presence across diverse leisure destinations. He noted that the homestay segment has been witnessing increasing demand as travellers shift towards experience-led stays, and that the addition of this project marks the brand’s entry into an island market.
The company currently has a portfolio of more than 370 amã Stays & Trails bungalows across India, of which 185 are operational. The remaining properties are at various stages of development, reflecting the brand’s ongoing expansion in the alternative accommodation segment.
On the operational front, Chhatwal stated that each villa is expected to generate between eight and ten direct and indirect employment opportunities locally, contributing to the regional economy. He also indicated that IHCL anticipates revenue growth from its new business verticals, including amã Stays & Trails, with an expected increase of around 8 per cent in the third quarter and a transition to double-digit growth thereafter.
Abhishek Singh, Founder and Chairman of Terra Rex Realty and Terra Rex Energy, stated that the collaboration aims to deliver curated hospitality experiences in the Andaman and Nicobar Islands. He added that the timeline for opening the villas for sale has not yet been finalised, while the company is also evaluating additional land parcels in the region for potential future expansion.
