Gurugram authorities have continued their crackdown on illegal constructions with demolition and sealing drives being carried out across several parts of the city. The Department of Town and Country Planning (DTCP) has been taking action against unauthorised colonies, illegal builder floors, and structures developed in violation of approved plans as complaints regarding illegal development continue to increase in rapidly growing residential areas.
During the recent operations, enforcement teams demolished under-construction structures, removed boundary walls and internal roads developed without permission, and sealed several properties allegedly involved in violations of building norms. Action was also taken against unauthorised commercial activities operating from residential premises in certain areas. Officials stated that police personnel were deployed during the drives to maintain law and order and prevent resistance during the enforcement operations.
Authorities indicated that many of the targeted constructions had either come up without required approvals or exceeded the permissible construction limits approved under development norms. Officials added that unauthorised plotting and illegal colonies have expanded in several peripheral and developing sectors of Gurugram due to strong housing demand and rising land values. In many cases, plots were allegedly being marketed and sold before obtaining mandatory permissions from the concerned authorities.
The latest action forms part of a wider enforcement exercise that has been ongoing in Gurugram over the past several months. The administration has been increasing scrutiny on illegal builder floor developments, additional floors constructed after occupation certificates were granted, and misuse of residential properties for commercial purposes. Several areas, including DLF phases, Sushant Lok, Palam Vihar, and sectors along Golf Course Road, have witnessed notices, sealing drives, and investigations linked to building violations in recent months.
Officials have also raised concerns that unauthorised construction activity is creating pressure on civic infrastructure such as roads, sewage systems, drainage networks, parking spaces, and water supply facilities. In several residential colonies, residents have repeatedly complained about congestion and infrastructure stress due to additional floors and construction beyond approved limits. Authorities believe stricter enforcement is necessary to control unplanned urban growth and prevent further violations.
The issue has gained more attention following concerns surrounding the stilt-plus-four-floor policy in Gurugram. The policy has faced legal and administrative review over its impact on urban density, traffic movement, parking availability, and overall infrastructure capacity in residential sectors. Authorities have also been reviewing occupation certificates issued for several properties after reports emerged that some buildings allegedly lacked proper compliance with safety and infrastructure norms despite receiving approvals.
According to officials, the administration is now focusing on taking action at early stages of illegal construction to prevent further expansion and sale of unauthorised properties. Monitoring activities have also increased in developing sectors where illegal colonies and unauthorised layouts are reportedly being developed at a faster pace. Officials stated that enforcement operations against such constructions will continue in the coming weeks.
The authorities have advised homebuyers and investors to verify licences, approved building plans, occupation certificates, and other statutory approvals before purchasing properties in Gurugram. Real estate experts believe buyers are becoming more cautious following repeated demolition and sealing actions in the city, especially in builder floor projects and plotted developments where compliance-related issues have surfaced frequently over the past few years.
