The project is estimated to generate a gross development value (GDV) of approximately INR 7,200 crore. The township will be developed through a mix of outright land purchases and joint development agreements. The location has seen sustained residential demand driven by infrastructure upgrades, connectivity improvements, and proximity to key employment hubs, making it a significant micro-market in Bengaluru's eastern growth corridor.
Brigade Enterprises Ltd has entered into a joint development agreement (JDA) for an 8.63-acre land parcel in Gunjur, East Bengaluru, as part of its plan to develop a larger 39-acre integrated residential township in the Whitefield Sarjapur corridor. The agreement, disclosed in a regulatory filing in the past week, forms a component of a broader land aggregation strategy for the proposed development.
The company stated that the planned township will be primarily residential in nature and is expected to have a gross development value (GDV) of around INR 7,200 crore. The project will be developed across a consolidated land parcel of 39 acres, assembled through a combination of outright land acquisitions and joint development agreements.
The Whitefield Sarjapur stretch has emerged as a key residential micro-market in Bengaluru, supported by ongoing infrastructure development, improved connectivity, and proximity to major employment hubs in the city's eastern corridor. The location has seen steady demand from both end-users and investors, particularly for large-scale integrated developments.
Brigade Enterprises indicated that the township will be designed as a comprehensive residential development, although specific details regarding configuration, unit mix, or timelines were not disclosed. Large-format township projects typically include a mix of housing typologies along with supporting infrastructure and amenities, catering to evolving residential preferences.
Pavitra Shankar, Managing Director of Brigade Enterprises Ltd, indicated that the Whitefield Sarjapur Road corridor continues to witness sustained residential growth, driven by infrastructure expansion and strong employment catchments. The company views the location as a key focus area for future development activity.
The JDA for the Gunjur parcel forms part of Brigade's ongoing strategy to expand its residential portfolio through a mix of asset-light and capital deployment models. Joint development agreements allow developers to access land parcels while optimising upfront capital requirements, particularly in high-demand urban markets.
Brigade Enterprises, established in 1986, has developed projects across multiple cities including Bengaluru, Chennai, Hyderabad, Mysuru, Kochi, Thiruvananthapuram, and GIFT City. The company continues to focus on residential-led developments in established and emerging urban corridors.
The proposed township project adds to the pipeline of large-scale residential developments in East Bengaluru, where infrastructure-led growth and proximity to technology hubs continue to support housing demand.
