Synopsis

The Uttar Pradesh government has approved a redevelopment plan worth approximately INR 2,200 crore for Ghaziabad, centred on an international cricket stadium and a 380-acre aerocity township in Raj Nagar Extension. Led by the Ghaziabad Development Authority (GDA), the project includes a 37-acre stadium with a seating capacity exceeding 30,000 and an integrated urban hub featuring hotels, retail, business spaces, and residential complexes. The proposal, first conceptualised over a decade ago, has gained momentum in the past week following administrative clearances. The development also includes an international convention centre, sports academy, and green infrastructure. Positioned near the airport, the project aims to combine sports, tourism, and commercial activity within a single planned ecosystem.

The Uttar Pradesh government has approved a redevelopment project valued at around INR 2,200 crore in Ghaziabad in the past week, involving the construction of an international cricket stadium and an aerocity township in Raj Nagar Extension, as part of an integrated urban development initiative led by the Ghaziabad Development Authority.

The project comprises two primary components: a 37-acre international cricket stadium estimated at INR 400 crore and a 380-acre aerocity township with an investment of approximately INR 1,800 crore. Together, these developments are intended to create a combined urban hub integrating sports infrastructure with commercial, residential, and tourism-oriented facilities.

Officials indicated that the stadium would have a seating capacity of over 30,000 and would be equipped with modern amenities, including advanced lighting systems and a media centre designed to meet international standards. The facility is expected to enable western Uttar Pradesh to host international cricket matches for the first time.

The adjoining aerocity township is planned as a mixed-use development incorporating hotels, luxury resorts, retail zones, office spaces, and entertainment centres. In addition, the broader master plan includes an international convention centre, sports academy, smart residential complexes, green spaces, and outdoor sports infrastructure, forming a comprehensive urban environment combining work, leisure, and living functions.

According to officials, the project site has been strategically selected in proximity to the airport, which is expected to support tourism inflows and attract both domestic and international investment. The aerocity component is designed to function as a commercial and hospitality hub, complementing the sports-led development of the stadium precinct.

The redevelopment plan follows the revival of a proposal originally drafted during 2014-15, which had remained stalled for several years due to lack of progress. With renewed administrative focus, the project has now secured approvals from the GDA board and is set to be implemented through a joint venture model with the Uttar Pradesh Cricket Association.

Officials further indicated that the development is expected to generate employment across construction, hospitality, retail, and allied service sectors, while also strengthening Ghaziabad's position within the broader western Uttar Pradesh economic corridor. The integrated design reflects a model where sports infrastructure is combined with real estate-led urban expansion to support long-term economic activity.

The foundation stage of the project is anticipated to begin in the near term, signalling a transition from planning to execution for one of the region's larger urban redevelopment initiatives.
