Synopsis

TDI Infratech has partnered with DC Group to develop a 150-acre integrated township in Ludhiana, marking its entry into the city with an estimated investment of INR 750 crore. The project will span over 6 million sq ft of developable area and will include luxury group housing, plotted developments and low-rise independent floors aimed at both end-users and long-term investors. The development reflects continued interest in Punjab's residential market, driven by industrial activity and non-resident Indian demand. This will be TDI Infratech's fourth township in the state, following projects in Chandigarh, Rajpura and Mohali. The company highlighted that the project comes after it achieved a debt-free position in 2025, signalling renewed expansion activity in North India.

TDI Infratech has partnered with DC Group to develop a 150-acre integrated township in Ludhiana with an estimated investment of INR 750 crore, the company said on Monday, marking its entry into the city's residential real estate market.

The project, announced earlier this week, will be developed over approximately 150 acres in Ludhiana, Punjab, and is planned to offer a mix of luxury group housing, residential plotted developments and low-rise independent floors. The development will cover more than 6 million sq ft of developable area and is targeted at both end-users and long-term investors.

According to the company's statement, the township is being positioned as an integrated development with a combination of housing formats, supported by infrastructure and lifestyle amenities. The expansion into Ludhiana forms part of TDI Infratech's broader strategy to strengthen its presence in North India's residential markets.

Akshay Taneja, Managing Director of TDI Infratech, stated that Ludhiana is being viewed as a high-potential market supported by strong economic fundamentals and consistent end-user demand. He added that the acquisition of around 150 acres reflects the company's long-term commitment to developing a large-scale township and noted that the project marks its first such development after achieving a debt-free position in 2025.

Prince Chhabra, Promoter of DC Group, indicated that Ludhiana's industrial base and demand from non-resident Indians have contributed to its attractiveness as a residential investment destination. He stated that the partnership is aimed at delivering a township project while contributing to long-term value creation for homebuyers and the regional real estate market.

This will be TDI Infratech's fourth township project in Punjab, following developments in Chandigarh, Rajpura and Mohali. The company has previously delivered over 500 acres through two integrated townships in Mohali, along with 42 acres in Rajpura. Within these projects, the developer has also initiated commercial components, including hotels and commercial centres in select locations.

Delhi-based TDI Infratech operates across North India and has developed a portfolio of residential and commercial projects over the years. The proposed Ludhiana township adds to a pipeline of large-format developments in the region, reflecting continued developer interest in Punjab's residential segment.
