The client now occupies over 5,000 desks across Bengaluru, Kolkata, Hyderabad and Mumbai, with combined expected rental revenue exceeding INR 155 crore. The lease period and client name were not disclosed. Smartworks, which converts large commercial buildings into managed office campuses, operates 63 centres across 15 cities in India and Singapore, managing a total portfolio of 15.3 million sq ft. The expansion highlights growing demand for flexible, enterprise-focused office space across multiple Indian markets.

Smartworks Coworking Spaces on Monday announced that it has leased 1,150 desks at its Navi Mumbai centre in Tata Intellion Park to a global leader in digital business services and customer experience management, generating rental income of INR 51 crore.


The deal forms part of a broader footprint for the client, which now occupies more than 5,000 desks across Smartworks centres in Bengaluru, Kolkata, Hyderabad and Mumbai. The combined expected rental revenue from these locations is estimated to exceed INR 155 crore, including the newly signed Navi Mumbai agreement. The company did not disclose the name of the client or the tenure of the lease.

Neetish Sarda, Founder and Managing Director of Smartworks, noted that enterprises expanding across regions increasingly seek consistency in workplace experience, rapid execution, and scalable solutions within a single platform. He added that the continued expansion across four cities reflects the strength of the company's operational platform and long-term client relationships.

Smartworks leases large commercial buildings and converts them into managed office campuses designed to cater specifically to enterprise requirements. Its portfolio currently spans 15.3 million sq ft under management across 63 centres in 15 cities in India and Singapore.

The Navi Mumbai lease is indicative of rising demand for flexible, enterprise-grade workspaces in key Indian business districts, as multinational and domestic companies increasingly seek scalable office solutions in line with hybrid working trends.
