Care Property Invest seeks solution for two troubled care sites in Belgium

Synopsis

Care Property Invest, a Belgian healthcare real estate firm, has moved into advanced negotiations to find solutions for two residential care homes in Wallonia that face financial strain under their current operator. The sites involved are La Repose in Mons and New Beaugency in Bernissart, and the talks focus on securing ongoing care for residents and staff. A third facility, Services des Ardennes in Attert, is financially sound and not part of these discussions. This development follows the company's recent growth in healthcare property holdings in Belgium and reflects challenges for some care operators in the region.

Care Property Invest, which specialises in healthcare real estate, is in advanced negotiations regarding two residential care sites in the Wallonia region that are currently operated by a group under financial pressure. The discussions are aimed at defining arrangements that would help maintain care services for the residents of these facilities and offer stability for the staff.

The care properties in question are La Repose in Mons and New Beaugency in Bernissart. Both are run by a group facing significant financial challenges and seeking ways to avoid insolvency, and Care Property Invest is engaging with the operator to determine a way forward that supports continued operation.

The company has emphasised that these negotiations are intended to provide a structural solution for the future of these sites rather than a short term fix. Protecting care delivery and ensuring contractual clarity for those working at the homes are key considerations in the talks.

Care Property Invest also clarified that another site in Wallonia, Services des Ardennes in Attert, is not part of any negotiation or restructuring and continues to operate normally under its current management. That facility is reported to be profitable and meeting its contractual obligations.

This move comes after the company expanded its presence in Belgium's healthcare property market late last year with the acquisition of nine operational healthcare real estate sites across the country. That strategic growth increased its portfolio of care assets and demonstrated its ongoing commitment to the sector.

Care Property Invest's business model focuses on healthcare real estate leased to care providers under long term agreements, offering predictable rental income while supporting care infrastructure in markets with ageing populations. The current negotiations reflect broader pressures on some care operators and the role property owners can play in maintaining continuity of care services
