CPP Investments, Dream Industrial REIT, and Dream Asset Management Corporation have established a USD 3 billion joint venture focused on Canadian industrial real estate. The venture's first move involves acquiring a 3.6 million sq ft portfolio from Dream Industrial REIT for USD 805 million. The transaction enables the REIT to recycle capital while remaining connected to the assets. Backed by long-term institutional funding, the partnership aims to build scale in a market supported by logistics demand, e-commerce growth, and resilient industrial fundamentals across Canada.
CPP Investments, Dream Industrial Real Estate Investment Trust, and Dream Asset Management Corporation have formed a joint venture valued at USD 3 billion to invest in Canadian industrial real estate. The partnership brings together long-term institutional capital and sector-focused asset management to expand exposure to logistics and industrial assets across the country.
As part of the transaction, the joint venture will acquire an initial portfolio spanning about 3.6 million sq ft from Dream Industrial REIT. The portfolio has been agreed at a purchase price of USD 805 million, reflecting continued investor interest in well-located industrial properties supported by stable occupier demand.
Dream Industrial REIT stated that the sale allows it to recycle capital while retaining alignment with the assets through the joint venture structure. The REIT has been an active participant in Canada's industrial market, benefiting from growth in e-commerce, supply chain reconfiguration, and demand for modern warehouse space.
CPP Investments participation highlights the appeal of Canadian industrial real estate as a defensive, income-generating asset class for pension capital. Dream Asset Management is expected to play a key role in asset management and value creation for the portfolio.
The joint venture is positioned to pursue further acquisitions over time, using the initial portfolio as a foundation for scale in the Canadian industrial sector.
