Flexible office space provider Incuspaze has announced a significant expansion in Mumbai, leasing 57,351 square feet at Hiranandani Light Hall Business Park. This move is part of a larger strategy to meet the rising demand for flexible work environments, which has gained momentum as companies adapt to changing workplace dynamics.
In addition to the new Mumbai location, Incuspaze is making strides in other regions. The company has recently acquired 580,000 square feet in the Delhi NCR area and added 115,000 square feet of office space in Whitefield, Bangalore. Looking ahead, Incuspaze has ambitious plans to expand its total workspace by 2 million square feet over the next two years, particularly focusing on growth in South India. The company currently operates in 44 locations across 18 cities, with a total portfolio that spans 3.5 million square feet.
The surge in office space demand in Mumbai is largely attributed to the influx of multinational corporations (MNCs) and increased foreign direct investment (FDI) into the region. Recent data indicates that Mumbai has seen a remarkable increase in office space absorption. In the second quarter of 2024, gross absorption doubled compared to the same period in 2023. Alongside Bengaluru, Mumbai accounted for 52% of India's total office leasing activities during this period. Across the top six cities in India, flexible space operators leased a total of 2.6 million square feet, marking a substantial contribution from the Mumbai market.
