The Brihanmumbai Municipal Corporation (BMC) is set to build a INR 116-crore net-zero building in Santacruz, targeting the Centre's net-zero emissions goal by 2070. This will be the first net-zero building for BMC, replacing the H/East ward office. Net-zero buildings are designed to produce as much energy as they consume, aiming to reduce their carbon footprint.

The selected contractor will manage the entire project, including technical support, data collection, and compliance with architectural standards. The building will incorporate eco-friendly construction methods, such as the re-mining of construction and demolition (C&D) waste, greener techniques, and sustainable construction. Additionally, the project includes tree plantation initiatives.

The new building will feature energy-efficient systems for cooling, heating, and air conditioning. It will utilise rainwater harvesting and a sewage treatment plant to convert waste into reusable energy and water. The rainwater harvesting system will collect and store rainwater for various uses within the building.

To achieve net-zero certification, the building will comply with Leadership in Energy and Environmental Design (LEED) standards, as recognized by the Indian Green Building Council (IGBC), with annual audits by the international EDGE certification system. The structure will include two basements, a ground floor, and six upper floors, with a potential increase to seven floors depending on Airport Authority regulations. Covering 1.22 lakh sqm, with the transportation floor being 1,475 sqm, the project is scheduled for a ten-year completion timeline. The first year focuses on finalising the tender process, aligning with IGBC requirements to ensure environmental and sustainability standards are met.

This project coincides with the 2024 Lok Sabha and BMC elections, with a plan to complete the building beforehand. Conditions for contractor compliance with net-zero standards will be enforced, ensuring the building meets all environmental requirements for approval.
