Godrej & Boyce sells 58,500 sq ft office space to Godrej Industries for INR 157 crore

In a significant real estate transaction, Godrej & Boyce Manufacturing Company has sold an office spread over nearly 58,500 sq ft across two floors in the Godrej One commercial complex in Vikhroli, Mumbai, to its sister company, Godrej Industries, for INR 157 crore. The sale includes exclusive access to 75 car parking slots. The existing lease of the 9th-floor office space to Simpliwork Offices has been transferred to Godrej Industries. This move aligns with the recent ownership realignment within the Godrej Group, where Jamshyd Godrej and his family will oversee the Godrej Enterprises Group, while Nadir Godrej will lead the Godrej Industries Group. The transaction highlights the group's strategic restructuring and its focus on streamlining operations and asset management.

Godrej & Boyce Manufacturing Company has sold an office spread over nearly 58,500 sq ft across two floors in one of the wings of the commercial complex Godrej One in Vikhroli suburb of Mumbai to Godrej Industries for INR 157 crore.


The first office space sprawls 24,364 sq ft on the eighth floor in the north tower of the Godrej One building. The second office, which is of similar development, is located on the ninth floor of the same tower.

Along with the office space spread over 8th and 9th floor of the North wing of the commercial tower, Godrej Industries will also get exclusive access to 75 car parking slots in the upper and lower basements of the building. The buyer has paid stamp duty of INR 9.42 crore for the registration of the transaction.

The office space on the 9th floor has already been leased to managed flexible workspace provider Simpliwork Offices for 60 months until March 31, 2026. This lease will also be transferred to Godrej industries as the new landlord.

Godrej One is a mixed-use development that has commercial and luxury residential development. The north tower consists of two basements and 11 floors of office spaces.

Recently, the Godrej family announced an ownership realignment of the shareholdings in the Godrej companies. The group has been divided into Godrej Enterprises and Godrej Industries.

As per the arrangement, Jamshyd Godrej, along with his niece Nyrika Holkar and their families, will now oversee the Godrej Enterprises Group, encompassing Godrej & Boyce and its affiliates spanning various industries.

Nadir Godrej will serve as the chairperson for Godrej Industries Group, which includes Godrej Industries, Godrej Consumer Products, Godrej Properties, Godrej Agrovet and Astec Lifesciences.

The company's real estate arm, Godrej Properties acquired 10 land parcels last financial year to build housing projects worth over INR 21,000 crore and has set a target for this fiscal to buy more parcels that can generate sales bookings of INR 20,000 crore. In its investor presentation, Godrej Properties said it added 10 new projects with an expected future booking value of INR 21,225 crore.

By consolidating its real estate assets within the Godrej Industries Group, the conglomerate is positioning itself for greater efficiency and synergy across its diverse business interests. This move not only strengthens the Godrej Industries Group but also reflects the broader strategic vision of the Godrej family as they navigate the evolving business landscape. As the Godrej group continues to make strategic investments and acquisitions, this transaction serves as a testament to its commitment to optimizing its real estate portfolio and positioning the group for long-term growth and success.
