In April, Prem Sagar CHS emerged as the top-selling building, closing 6 deals out of the 26 deals registered in Vashi. This was followed by Goodwill Mansion which closed 5 deals. While The Gateway and Arihant Advika closed 4 deals and 3 deals respectively. Godrej Bayview was able to close 2 deals. While the rest of the other 6 buildings managed to close a single deal each. Developer sales transactions dominated the proceedings by contributing more than 50% of the total transactions whereas resale transactions only managed to gather around 20% of the transactions.

On the high end, a luxurious apartment in The Gateway commanded a price tag of INR 3.25 crores, attracting luxury homebuyers. Conversely, a budget-friendly option in Prem Sagar CHS was available for just INR 2.57 Lakhs, providing an excellent opportunity for value-conscious buyers.

The apartment sizes varied greatly, with the largest unit spanning 1,478 square feet in Goodwill Mansion and the smallest being 539 square feet in Prem Sagar CHS. This versatility ensures that Vashi caters to everyone, from families seeking spacious homes to individuals preferring compact living spaces. Prices per square foot in Vashi ranged from INR 470 to INR 42,308, with an average of around INR 16,935.

Most apartments sold were in the coveted 500 - 1,000 square feet range. However, close to 23% were between 1,000 - 1,500 square feet. Close to 12% of the properties were sold between 1 - 500 square feet and there was a single transaction above 1,500 square feet.

Close to 35% of the apartments sold in April fell within INR 1 crore range, catering to a large segment of homebuyers. There was a similar response in the segment of apartments priced between INR 1 crore and INR 2 crores which contributed slightly above 30%. Additionally,there were 7 apartments which priced between INR 1 - 2 crores. There were 2 apartments which even closed above INR 3 crores.
