HDFC Capital exited a Total Environment project in Bangalore, yielding nearly INR 300 crore. Initially, it invested INR 229 crore in a residential project in Whitefield, Bangalore, aiming to develop 1 million square feet under "Pursuit of a Radical Rhapsody." Founded in 1996, Total Environment has delivered 5.5 million square feet of residential and commercial space, with 14 million square feet currently under construction. The Bangalore-based developer generated INR 527 crore returns, providing an exit to HDFC Capital while also returning INR 250 crore against other investments in FY 2023-24. HDFC Capital manages four SEBI-registered Category II Alternative Investment Funds, forming a USD 3 billion platform.
HDFC Capital, the real estate private equity arm of HDFC Group, successfully concluded its involvement in a significant Total Environment project located in Bangalore, generating a commendable return of nearly INR 300 crore. The project, named "Pursuit of a Radical Rhapsody," aimed to develop 1 million square feet of residential apartments in Whitefield, Bangalore, with HDFC Capital investing INR 229 crore.
The venture combined 4.4 million square feet of residential space with a commercial expanse of 500,000 square feet. Kamal Sagar, the visionary leader of Total Environment, eloquently conveyed that the exit represents a significant milestone for their esteemed stakeholders, initiating a journey rich in substantial value augmentation. They fervently anticipate that the lasting investments guided by HDFC Capital will continue to enhance value for all stakeholders.
Under the sway of a burgeoning demand for projects helmed by reputable developers in the post-pandemic milieu, the Bangalore-based luminary orchestrated returns totaling INR 527 crore, orchestrating a graceful exit for HDFC Capital. Total Environment augmented this noteworthy feat by facilitating the reimbursement of INR 250 crore related to various investments made by HDFC Capital during the fiscal year 2023-24.
